How a long of a drive is it from the Rancho Santa Margarita area (or Coto) to Mission Viejo? (EXCLUDING toll roads?) Google maps says it's about 25mins by car, but we all know that traffic can majorly affect that. Any first hand advice from people in the area? Thanks

Depending how far north in RSM you are coming from using Antonio to Crown Valley between 15 - 25 minutes.
