Do you want to live with people of a similar age, race, religion or sexual preference or do you prefer a diverse neighborhood? important is that is is a nice quiet area, well kept, etc....

What town is your husband working in?

Keep in mind that "within 20 miles" of work (for a typical rush hour commute) will put you anywhere from 40 minutes to an hour from work. Possibly longer but almost never shorter.

How many bedrooms do you want? How big a yard do you want? Is a townhome okay?

Do you want the feel of the area to be more affluent, more middle class, more working class? I know that in Texas, $1200/month can go much further than here, so I'm wondering what sort of home and area you had in mind without the price tag attached. My initial thought is what you are looking for is more than $1200/month. In terms of reasonable commute to King of Prussia, I think maybe a 2 bedroom townhouse is possible close to $1200/month.

The areas of Newtown Square, Broomall, Media, Paoli, Bryn Mawr, Wayne and Malvern are in the high end of your price range and very accessable to many shopping areas including center city Philly. I lived in a large home just off Route 3 and 252 in Newtown Square for 30 years and worked in Philly. Prior to that we lived in Media. Very quiet areas and nice neighbors as in the rest of my suggested areas. Busy areas most of the time of day are located around and on Route 202 in King of Prussia...
