Being delusional about why Prince George's is not attractive to many people looking for a place to live isn't very useful either. If someone asks about A and someone directs them to B in an entirely different jurisdiction can't be considered helpful or useful either.
I respectfully disagree with you on the directing a person from A to B. If I wake up tomorrow and say I want to move to South Beach, MD (if there is such a place). I come here and post... and then you go "hey, I live in this area, you might want to move to Sutter Beach or North Beach because of "x, y, and z"". I'm going to take that for what it is. I might have family in South Beach and decline your offer, but I'd be grateful either way.

It took decades for the County (which has always been somewhat of the red-headed stepchild of the area) to get where it is. And some aspects are improving. It will take decades to fix.
Yes, things are improving... to the dismay of some, I'm sure.

Thank you all for the advice.

As I mentioned before I will be commuting to DC, 15th Steet, by McPherson Sq metro station, and husband to Andrews.
I will be leaving early, no later than 6:15am.

I know there's no such the perfect place when you have a really tight budget.

THIS is the information we are looking for (you didn't previously state this, just noting that you were commuting to 'DC', which is quite general).

You actually might be alright compared to most commuting from waldorf. Leaving that early, and working near a metro stop will greatly reduce your commute stress and driving time. There is only one quick transfer from the green line, which you can get on at Branch Av & 495, about 30 minutes from Waldorf at 6am. At 6:45am, however, that trip can turn into an hour. Keep that in mind. Although the metro itself can be a hassle, this summer will hopefully be the last disruptive period for service.

I spent quite a lot of time researching houses, and I just locked in contract to build a single family in Bryans Road. I actually love that area and Waldorf. I grew up in small town Louisiana, so I'm on a 2 year boat plan after the house is completed in October. I currently live in downtown silver spring and while it's convenient, I find that I don't actually take advantage of that convenience any more than I would drive into town for entertainment. My priority is space. I'm building a 4 BR, 2500+ sf house with a finished basement and a yard in a community that backs up to the Potomac for the same price that I could've bought a 2 BR fixer condo in the district. I'll take my house any day over that.

My commute to Arlington is going to be a pain if I use commuter services because the office is not near a metro stop, but there are still solutions. However, I can drive it for a little over an hour, and that's good with me! I also like that Bryans Road is closer to DC than Waldorf, but just a smidge, and is off the 210 instead of the other roads that get jammed on the weekends.

What do you think about taking the commuter bus to DC?

Good choice, I am working to the same conclusion. But Bryan Road is truly only about 10min closer to DC and 210 gets backed up just as bad as the other roads, especially when coming south at the end of a long day.

One thing to consider, do you have kids or will you? School in that area are not great.

I commute to Springfield from Waldorf it's not ideal but I'm usually clocking in 40 minutes on Monday 7 Friday. About an hour during the week. I'll be moving to NoVa by the end of the year though.

You should be fine, commutes anywhere in this region are going to be a monster for most people.

I didnt even recommend Capitol Heights, I recommended the New Westphalia Town Center, which is Upper Marlboro.

Currently I live in Alexandria. But its impossible to afford anything here. If I had the money I would love to make here my forever home. However, the only "affordable" zip code here is 22309, which is awful, awful... I'm not paying 250K for condo!
