OP, I drive from Lake Wylie to uptown every day and it consistently takes me 45 mins, unless there is a wreck or some unforeseen issue. If your DH is going to Arrowood, he may want to investigate other routes OR the ability to leave at alternate times. Sometimes leaving as little as 15 minutes earlier can make a big difference in traffic. Also, especially in the more outlying areas of Lake Wylie/Belmont, you may find neighborhoods that have an HOA, but it is a very lose organization that doesn't restrict as much. Not all HOAs are created equal.

As long as you follow the rules, HOAs aren't a problem.

I have only been living in the US for 8 months. I own two properties and have helped my son out on a couple of projects on his house. This has brought me into contact with three separate HOA management companies (not the HOA themselves). And all three SUCK.

I realize that my experience may not be everyone's but, phone calls not returned, deadlines missed (we'll get back to you within 30 days.), petty rules that are not written in the covenants and the management company themselves do not know where these rules come from but, they must be obeyed or they will fine me. HOAs are supposed to help communities but they seem to just help themselves - to my money and then do nothing.

I fully understand the desire to live in an HOA free environment.

I too was going to suggest York county but Sunflower--girl beat me to it.
