The largest planned one prob wont start until 2013 is Blatsteins new North Broad complex (He has bought up ~4 sq blocks) at Spring Garden and Broad and the builder of the Piazza in No Libs; this could be over 1,000 units alone and many mixed use areas. Am interested to see what he does with the old Inquirer building part of the anticipated complex he recently closed on for purchase. (Inquirer building is the clock tower building in the center below)
This list is based on size, vibrancy, architecture, businesses, and general aesthetics. While many smaller cities may boast impressive downtowns, this ranking focuses only on major metropolitan areas.
BTW this is NOT open for a bash fest. If you feel some kind of way about how this list is ranked, do not go off being rude bashing other cities if your city didn't make the list and you thought it should. It's pathetic. It's fine to disagree but act like an adult who has some damn since. Thank You.

It is like this guy never visited Miami's downtown; let alone knows where it exists on a map (since the picture doesn't even show Miami's downtown). There is zero beach there. Here is another case of someone thinking Miami Beach is somehow a part of Miami's downtown, which is not.
I don't know, I think Philly's downtown is better. Well personally I think Philly is better than San Francisco overall. But San Francisco is still a great city. It's just
that San Francisco resident's are more selfish. Back in Brooklyn, my fridge was full of groceries and I needed somewhere to put my other cold groceries. My neighbor was the first to let me use her fridge for the night. That would never happen in San Francisco
Chicago's finally getting back in the swing of things after only a few buildings a year going up the past few years. Lots of apartment growth, 5,600 new units in the pipeline.
* Groundbreaking on a 42-story 325 unit building just to the east of Michigan Ave at Illinois and St. Clare.
* Financing lined up for a 43-story 450 unit building just northwest of the Merch. Mart on Hubbard Street.
*Construction underway on a 34-story 496 unit building on Halsted Street just west of downtown.
*Construction unerway on a 49-story 499 unit building in the Lakeshore East development downtown.
*Construction underway on a 49-story 409 unit building at Clark and Hubbard downtown.
*Financing being lined up on a 50-story 500 unit building at Madison and Halsted.
*Financing being lined up on a 20-story 179 unit building in Hyde Park.
*Construction topped out on a 16-story 250 unti building in River North.
*Financing being lined up for an ambition plan to build 3 buildings of 40-60 stories each on Wolf Pointe at the split in the Chicago river downtown.
*Announced development to the city countil of an 8 story 460 unit building taking up a large vacant spot southwest of downtown along Roosevelt Road.
*An unusual development just secured a construction loan to build a 16-story building housing three separate hotel chains, adding 657 hotel rooms to downtown. At the corner of Illinois and Clark.
*Hyatt started construction on an additional 33-story tower at McCormick Place, adding 460 rooms.
*Proposal for a 50-story apartment building at North Water and Illinois.
*Council currently meeting on a 42-story 332 unit building in the Loop at Wabash and Lake.
Would be nice to get an additional 600 "floors" of buildings added to downtown in the next 2-3 years. I've seen some of these popping out of ground from the L on the way to work.
