A Nashville shot from April of this year, with a portion of the Gulch in the forefront of the photo, with downtown rising in the background.

The left and right sides of this photo of downtown, will be fully built out and completely dense with an additional 12-15 skyscrapers ranging in height from 250 to roughly 750 feet, by 2024/2025.

There are approved/under construction towers for almost every empty or under-utilized lot in Nashville's downtown. A wild time to be alive, to watch Nashville transform super rapidly.

I like Charlotte’s more as of now but I think Nashville has the chance to surpass it in the future.

For the record, Charlotte had 5M sqft of office space completed in 2021, vs Nashville's 2.3M, and boasted one of the highest occupancy rates in the country.
I guess both cities are actually closer than we think. If Charlotte originally completed 5M sqft up to 2021 and Nashville completed about 2.3M sqft in the same time frame then both cities should be fairly close today, If including the current construction of 4.6M sqft for Nashville.

That's how it looks to me when I'm on the ground in either one of those cities.

Oops, incorrect. Nashville has built 17 office towers since '16 and more are under construction and even more are in planning.

'16.

I wonder what's driving the developers to do that.

That is definitely not true. Why is Amazon building 3 towers? I know Nashville didn’t quite get the expansion, but Nashville still gained the operations center offering 5k jobs. I heard Amazon was trying to get into the healthcare industry. If that’s the case then we should see more development in the future. Then Alliance Bernstein relocated their HQ to Nashville. Also, Oracle is building a campus in Nashville.
