can you tell me what you mean that you 'pay by the drink?' I thought if you built at SJP, you automatically had to pay a one time fee of $15,000 or so?? we have friends very interested in purchasing there and would like the fee situation explained...thanks!!

I believe PonyPride meant that he/they pay green fees (per use) as opposed to a golf membership. That fee is included in the price structure I linked earlier.

I have searched on line for Sea Trails fees to no avail. If any one can support or deny the $4,600 I had heard please post something. Thanks

I don't golf at all and don't plan to. My husband never had time before, and may take it up, but we did the social membership, which has some restrictions on golf, but does permit play at 3 of the 4 courses on a pay as you go basis. There are so many other amenities, activities and a sense of community, that really pulled us in. I think I will find plenty to do without ever touching a golf club.

@chrissearay: that's basically my take on it too. I will pay the membership dues ($15K + $5K activation) whether I choose the golf package or not.

My bigger concern at the moment is the logistics of potentially maintaining two homes, one in Florida and one in SJP (when my new build completes late this year in SJP). My understanding is there are very few peeps who "snowbird" to/from SJP. However, I will want to keep my formal residency in Florida but hang 6 months in N.C. The mid-April to mid-Oct would be about perfect in N.C. and vice-versa in Florida.

You aren't required to pay that fee. You only pay that initiation fee and the monthly fees (golf/tennis/social) if you want to belong to the Clubs. There are still social clubs that you can participate in without having a Club membership. I believe you can still go to the Clubs for meals, pools, and beach club. When we bought our lot, the incentive was SJP would pay our initiation fee. Who wouldn't jump at that? We were told that if you purchased property or a home and didn't join the Clubs within a certain time period but later on changed your mind, you can join but you'd pay $5000 activation fee plus initiation fee. If you don't join the Club, you only have POA fees which are under $800/year.

Hi Abby. You summed things up perfectly. If you are a member, you have to pay monthly fees. They cover golf, tennis, etc, or you can have a social membership. Since I am only a part-time resident, I chose not to be a member. When I live at SJP full-time, I will probably join the clubs.

Being Ocean ridge has 4 courses as well, I think, do they have a Golf membership similar to SJP and other Golf Course Communities??

Hubby and I don't know what the golf fee, if any, there is to play all the "Cats Courses". We do know there is NO social fee. We have an HOA of about $90 per month we were told - and with that, we are allowed to use the beach house, the fitness centers, pools, and any other function like that they have in the plantation - no 'minium' of what we need to pay in the restaurants per year, either. Does anyone out there know the golf membership fee???? We play golf only a few times per year, so we did not inquire when we bought our lot.
