I think this refers to compensating the owner for the equity membership in the Country Club. Memberships are transferrable if one buys it from the original owner.

I am sure someone living at SJP can explain it better.

Water/sewer, electric, propane will be $200 to $300 per month, on average over the course a year, depending on where you set the thermostat, how much outside watering you do, etc. Cable will be $100 to $175, again depending on what channels you get, what internet speed you select, etc.

Thanks, BC1960. Once the original coat of the house is out of the way the cost of living is very reasonable...even inside a development as lovely as St James. We are very much looking forward to our move, especially since it is 16 degrees up here this week any other hidden monthly costs I may have left out but you can guide on?

People are often bewildered and surprised by NC's vehicle titling and registration system, as well as the fact that you have to pay annual property taxes on vehicles (as well as boats, trailers, rvs, etc.).

You have to get your NC drivers license first, before registering your vehicles. When you do register them, there is, in a addition to other fees, a 3% Highway use tax, based on the vehicle's value. The good news is its a one time fee, and its capped at $250 for vehicles brought in from another state. And again, you have to pay property taxes (annually), but the good news there is our property taxes are so low its not a big cost.

I assume you have priced wind and hail insurance (otherwise know as "hurricane" insurance) and looked to see if flood insurance is needed?

Sales tax is applied to food in the grocery store at a rate of 2% (prepared food is subject to the full sales tax)...some people seemed surprised by that.

All great info, BC1960. We have priced all necessary insurance on the home, as well as bringing the cars into NC. Coming from the Jersey shore we are used to the hurricane/flood insurance ever since Sandy...as the flood maps changed drastically. I think we are fairly set and realistic on the cost of home, insurance, cars, property tax etc as all are much lower than NJ for sure! It does seem that the monthly will also be either in line with up here or slightly less. Dollar for dollar I think the move will put us way ahead of the NJ game and the quality of life with what St James has to offer will improve. It's a win win for sure Although this is a beautiful spot onthe Jersey shore, we found our trips down to St James/southport/Oak Island to be very comparable in beauty. After living our entire lives up here, raising a family and working for 30+ years it's time to retire and enjoy

Did you check out other areas ?....what was it about St. James that won you over ?...just curious

You bet, checked out over 25+ communities from Daniel Island, SC up to Delaware Beach area. Coming from Monmouth County Jersey Shore there was just something that felt "right" about St James...in all ways. Surroundings and development felt like an extension of where we have lived our entire lives and offered very similar lifestyle/amenities that we currently enjoy. As runners/cyclists/paddle boarders/kayakers and beach lovers the community fit every checkpoint of what we were looking for 12 months a year. We loved that we don't have to "pay" for the golf membership as non golfers but can still be a member of the clubs for fitness and dining. We loved that we can take care of our own property, as working in the yard was a non-negotiable for my husband...it's his relaxation...without having to maintain our pool and the Fall leaves and winter snow clearing. We realized that there are many, many communities that would be perfect...all just as beautiful with many offerings, but once we visited St James we knew it was pointless to keep looking.
