Unfortunately when talking money there is not a lot of hard data regarding wealth, so we have to go on income. When comparing median hhi to Fairfield towns, town like Wilton, Westport, Weston, and Darien are a bit higher than Avon. Avon is more comparable to places such as Greenwich, Fairfield, Easton, Redding, Trumbull, Newtown, and Brookfield.

In regards to walkable town center area. Avon very much has one, and a significant development will be expanding it.

I would disagree with Greenwich and even Fairfield. Easton, Redding, Trumbull, Newtown and Brookfield - yes.

William Pitt Market Report April 2021
https://www.williampitt.com/communit.../market-report

Avon Median Sales Price $692,000 (up 95% from April 2020)
Avon, Average Sales Price $693,000

Can you list your sources for about 1/2 (or a tad more) of the Avon home sale price which would be about $350,000 to $400,000.

Sure - almost every other source except yours says it is nowhere near 700k. Thats very misleading.

This is from the website above.

AVON, CT REAL ESTATE MARKET
Source & Methodology

Analytics built by: Location, Inc.

Raw data sources: American Community Survey (U.S. Census Bureau), U.S. Department of Housing and Urban Development, Federal Housing Finance Agency.

Date(s) & Update Frequency:
Home Values, Rents: Reflects Q4 2020. Updated quarterly.
Setting, Housing Stock, Homeownership: 2019 (latest available). Updated annually.

I am going to trust the William Pitt Market Report more than and American Community Survey in this quickly changing market......even city-data is now way off.

Estimated median house or condo value in 2019: $412,159 (it was $241,400 in 2000) Avon: $412,159
Read more: https://www.city-data.com/city/Avon-Connecticut.html

Now take $412,000 and do a 95% increase from 2020 like the William Pitt Market report says and you get a lot closer to the $700,000 mark on their website.

Again, no sources show the median home value in Avon to be 700k except yours. Even looking at homes on the market in Avon, the numbers don’t add up mathematically. There are homes in the high 100s and even 200s under contract in Avon - single family homes.

Look at other sources, please.

Under realtor.com, 78 single family homes “recently sold” for Avon shows 17 houses above $700K. The rest, 61, are under $700K with 30 being under $400K.

Avon is no where near a median sales price of $600K+. Most of the pretty big houses (4 bed, 3+ bath, 3000+ sq ft are in the high 4’s to low 6’s and not that many people are buying significantly bigger than that

This significant development is on hold. It was very ambitious pre CV. Now who knows

Maybe you are thinking of something else. I was referring to the Avon Village Center. Drive by it everyday to work. It is constantly being worked on. New buildings being built.
