[quote=Charley;17898240]It was wonderful to see FromPA and SusieC and EdB and to meet Little Eggplant and to spend time with the amazing group of people who have settled into Champions Club. While I was there, I picked up a little something.

Congrats Charley - wish you the best of luck and welcome to Delaware!

The last aspect is the most important in today's market. It's the BUYER who makes the sale...not the seller and not the realtor .
Naturally one has to remain optimistic, but making irreversible financial plans nowadays can create some hardship if you're not careful. It's always best to have a workable "Plan B".
We were lucky. The right buyer came along at the right time. Even so, it took 7 months to sell our home. While after several price reductions, neighbors on our street had their home on the market for over two years and finally decided to take it off the market and stay.
With the market the way it is now, your best strategy is to "expect the best, but be prepared for the worst".

Good to hear you 'somewhat' agree with me. I feel so much better. Where didn't you agree with me?

It seems that sometimes you make sense, but generally I don't agree with your abrupt attitude. There are some wonderful people on this forum who deserve a bit more respect. Try to play nice.

We have the same questions you probably had when you considered choosing your community. We'd like to know more about land lease, to know the real story about socialization within the 55+ communities (not what the website or the sales person says), the true costs of heating / maintaining /etc, for a house of around 1600 square feet, etc ... in essence, anything you can share will be helpful to us, and all others seeking the same information.

We were hoping that we could make a clean getaway from the Hudson Valley in New York for a nice 55+ community in Delaware. I do admit I'm a bit nervous having read some of the messages here, so hopefully, future posts will put some clarity into the issues related to the 55+ crowd.

Thanks in advance for the information you share.

Charley

Thanks toobusytoday for getting us all back on track.

Update on Southern Meadow is very sad as the best activity director we ever had left. Not sure of details but most of us residents are wondering what will happen next.
Will be followed by our community meeting this coming Thurs.
Will keep everyone who is interested in Southern Meadow updated with this information.
At any rate..she is a tough act to follow and took us so long to get her.

Default Southern Meadow update

The meeting as well as could be expected from a business stand point. We are such a close community when someone leaves, the loss is felt and definately stand together.

The sleep overs will start up again in March. It's really a nice way to experience the community by spending the night in one of the models plus a taken out for a nice dinner by one of the residents.
So if you interested, check it out and be wined and dined......literally.

Hello Everyone,
I am new to this forum, and like many of the people here, we ( my husband and I) are considering moving to DE, an possibly a 55 and older community.
But, before I begin telling a little bit of my story, let me first and foremost express my appreciation to all of you for contributing to this board. I have already read through all of the 233 pages once, am working through my second time, and then I plan on reading through again and taking notes. I realize that nothing can take the place of doing your own due diligence, but as many people have said before me, the amount of good information given by people like elizamary, Charley, fromPA and so many others has been an enormous help.
Presently, I live in the beautiful state of New Hampshire, but after this past winter, and with my husband and I getting older, I am concerned that in a couple of years, the work of shoveling, mowing the lawn, maintenance on our home,etc.etc. is going to be to much.
So during the first week of May, we will be taking our first trip to Delaware. Never been there, don't know what to expect, but I am hoping that we will be pleased by what we see and do.
It is our intention to start looking at the top of the state in Claymont, then moving down to Clayton and Syrmna, and then probably spending most of our time in Kent County.
From everything that I have read we will definitely be taking a drive out to Champion Club and Roesville.
I am really looking forward to seeing some of these places for myself, and touring the model homes.
Once again 'thanks' to all

Welcome Loundon40! Be sure to keep us posted on your planned trip in May. We love to show off our new homes and meet new folks interested in joining us in Kent County. We'd be delighted to arrange for you to see our homes and join us for dinner (we love any excuse to eat and socialize!)
