I would not say that I've well versed, but my understanding is that anyone who takes permanent residence in a 55+ community must be 19 years of age or older.

After some definitions of what senior house is, there is the following sentence - "[SIZE=2]Therefore, housing that satisfies the legal definition of senior housing or housing for older persons described above, can legally exclude families with children." This seems to support what I said earlier about residents being 19 years of age or older.[/SIZE]

I've been looking for an answer, also, and found this on the HUD website:
Fair Housing -- It's Your Right - HUD
The way this reads, 20% of the homeowners can (or must) be under 55+. I'm still not clear
on this.

Here's a link from Florida Fair Housing. The remaining 20% is still in question. Can't find an answer to tell my person, so I think I'll tell them to call a local attorney.

After reading some other links, it appears to me that after 80% of the development is built up, the remaining 20% can be under that age. With all these 55+ communities springing up, that may be a new cash cow for attorneys. Fair Housing is at the forefront of the real estate world, even more so today than a few years ago, which also includes rentals. I'll leave that giant gorilla to the attorneys.

I would love to meet you-we will be staying at Dover Downs as we need our "working vacation" to have a little bit of everything....we are coming down on Sunday & leaving on Wed and can't wait to see the fleamarket-Spences?! Once we see everything that our agent will show us(& probably can't afford), we'll come over-I'll send you an e/mail when I know the day & maybe you'll be able to show us around. My husband is real quiet, but he would appreciate a truthful showing. Btw, my name is Anita

There will be a "parade of homes" at Roesville on Saturday, March 19. In addition to the "well appointed" models, as many as 15 homeowners will have their homes available for walk through. This presents a great opportunity for people to see the homes with standard features as well as the personal touch that makes a house a home.
Also, there is a "quick delivery" spec model Mayfair (construction nearly completed) and hopefully the construction of the newest "Dartmouth" model will be underway by then.
So come out for a visit.
