Listen. Tyler isn't for everyone but the OP asked about houses in this price range and I showed the typical type of house for around $200k.

There's no comparison - I mean, there is but it's sort of ridiculous in my opinion - between Minneapolis and Tyler. This is not comparing apples to apples. There are so many differences, it all becomes a moot point.

The job growth in Tyler is higher than the national average. The average income is a bit lower, but the cost of living is significantly lower, so there's that. You can believe it or not - doesn't matter to me one way or the other - but Tyler IS a "white collar professional town for the most part" which is what I said earlier. For instance, here's a list of the ten largest employers in Tyler:

As you can see, healthcare and education comprise the biggest employers.

The median household income is $46,453 by the way, which is more telling than the "average" household income. Like I said, the median income is lower but it is offset by the lower cost of living overall.

I don't know what your mental image of Tyler is, but honestly, no offense but that doesn't matter to me one way or the other.

If other people are happy living in other metro areas - good - I hope they are!

No one place in the world is a fit for everyone - OF COURSE. But I'm glad I ended up in Tyler, even though I didn't know I'd settle here when I moved here.

To be clear, I could be happy in any number of other metro areas too. There are so many terrific options throughout this country.
