BKNOVA,

Waverly Place used to be called The Arbors and at one time was considered low-income housing or a place that catered to lower-income families. I don't know if it still is or does, but it does appear to be better maintained now than what it was five to seven years back. If you look at the link below you will find some comments about the complex.

Yea, I forgot that they were calling both of them Colonial Grand now as I seem to recall that the one at Hughes Road was originally named something else. You might be right about the Edgewater location as it is pretty convenient to Bridge Street and Huntsville.

I toured last Oct. they said they didn't accept Section8. It is kid-friendly. Walk to Horizon Elem. So have that in mind if kids are a problem (noise-wise). It's a 2 -story building, so having kids above you is to be considered. They are under new management (if memory doens't fail, beginning 2009), are renovating gradually (as the tenants vacate), and you'll see a differential in pricing ($20-50 more for stainless/modern appliances). Very convenient location-wise (although someone suggested a bit hairy getting out onto Old Madison Pike during morning traffic)

I know it's not PC to judge a book by its cover, but we still do it (on a personal level-like choosing a rental). It may have not been a tale-tell in the-keeping-up-with-the-joneses-easy-credit-heyday, but nowdays it looks like you really have to drive what you can afford.

I don't know how well that stacks up around here. I work in the defense industry and there are a ton of people making good amounts of money and they drive clunkers. They are driving them til they die. Others drive really nice cars. But just going by the car doesn't seem to help. Especially when there are car dealers out there selling the nicer cars with high mileage for cheaper prices.

Weston Ranch is really nice, from what I have seen. I had a client living there, and she was very happy. I have also had many clients use their corporate apartments while they were transitioning here.
Colonial Grand looks nice, but I have heard mixed reviews. I had a client who lived in the ones at Edgewater, and they had lots of issues with maintenance. They also felt they were overpriced for what they got, and their apartment was pretty old and dated. The Colonial Grand at Madison is very nice, but I think priced higher.

I also did have a client who lived at Sunlake off Zierdt, and she did not like it at all. She lived there for 6 months. But, her and her husband were moving from a 4000 sft home in Florida to a 5300 sft home here, so her opinion was probably skewed! She did think it was a relatively safe area.

Is it Waverly Place that has had several instances with fire over the past couple of years? I can't remember which one it is, but I am pretty sure it is one of those off Old Madison Pike.

The Colonial Grand at Edgewater apartment community is rather old. It was new or relatively new when I moved here in 1992. Ditto for Sunlake.

Think they have had a fire or two at Waverly/The Arbors. The other place that has had a bout with fires is Mountain View apartments.

Yea, you never know what you are getting into! I am also meeting with some one to view some rental homes while I am down there. I hope I find one that I like. Moving is so very very stressful!
