The article is skewed in my opinion. The woman who is interviewed is upset with the $1000 tax on her Tesla S. New, the car is 80k+. So registration in Vegas would top $1000 anyway. If you’re driving that expensive of a car, you should be able to afford the tax.

As EA suggests a per mile fee would make more sense. Perhaps graduated by the weight of the vehicle.

I think auto insurance should be paid via a fuel tax per gallon. The more you drive, the more you pay

Tesla was subsidized on both ends by the govt already.

I quite like how Australia (and probably a few other places) do it. It's tied to your tag. You pay for 6 months at a time and it's included with your tag. They also pay out decently unlike insurance here.

This is exactly right I think, and what makes me question so much of what this thread is about.

The facts are that housing cost in Las Vegas is so much cheaper than CA. And no state income tax is huge. I project to pay $4-5.5k per year in state income tax in CA in retirement. At current pricing, I can buy a house in Las Vegas on a mortgage that will be about half what I currently pay in rent in Los Angeles. A townhome would be a lower payment than I pay in rent. I don’t even know why the thread starts off addressing $400k homes. I have no intent to spend my retirement cleaning a 4,000 sq ft home. It remains way less expensive to retire in Las Vegas(or for that matter Arizona or Texas but the wife loves Las Vegas, hates Phoenix, won’t live in a humid place, and won’t live in anything but a big city.).

Problem is smaller cheaper homes are hard to find. Every new house is a gigantic monstrosity.
My house is on the smaller side and it's too big.

I don’t need a new build in a new build community. Frankly I hate Irvine here in So Cal. I like parts of Henderson and also between Rancho and Rainbow.

Not true. Small houses are easily found especially for the mature. Well over 2/3 of Sun City Summerlin and Anthem are less than 2000SF. The going standard is two BR, two bath, two car garage.
And there are lots of 3 BR 2.5 bath two stories around 1500SF.
