I'm not saying this is totally unique to Las Vegas only, but it's not normal everywhere. I live in Seattle now, even high end SFR neighborhoods with homes ranging from 400k to the millions, are at least 50% renter occupied. In Las Vegas, you have a combination of the fact that "
the homes are so cheap to own, that why would anyone rent unless they are a mess " attitude, along with the fact that locals are pretty upset over the events that took place in the last 6 years with all of the investors buying up their neighborhoods and not screening for good renters, and they in turn do not take care of things and drive the property values down. The city I am in now is the complete opposite. Homes sell for $200-300 a square foot and even those with a ton of money will chose to rent as you get more for your dollar. A home that would carry a 2400 mortgage or more can rent for 1800. But I did notice the negativity towards renters vibe there.

I saw my house, on the beautiful, multi-colored graph, where they show you the value of your home, in 2005, 06, 07, 08, 09, 10, and 2011...you can see the graph, looking very much like a ski jump...all downhill...my house was valued at $325,000 in 2005...and now...drum roll please.....a high of $124,000 today....cough, cough...I think I will go lay down now.

Your figures are just about the same as mine. 2007=$360,000...Now=$130,000. The only difference is that I didnt pay the $360,000. Some other guy did.

True, it could be worse. I bought the house in 1993. But still..I could have sold it in 2005...oh well...I am still "ahead". Not like the guy next door, who bought his house, with $200,000 down payment...has a $100,000 mortgage. He is there for life...

My house in Portland in 2007 was $394K. Today it's $241K. I'm still not underwater on and it increased $3,800 in the last 30 days.
Not sure how that happened. But I like it!

No rats, or any other animals, for that matter, will be in attendance.
The ceremony will be today at Belleze Wedding Chapel at 4pm on Paradise near the Siegel Suites, and the Stratosphere. The reception will be at the park at on Eastern and St. Louis thereafter, and will be potluck and BYOB. We're bringing some food and sodas, but ice would be greatly appreciated. We've already got the best man, and all of the other key positions are spoken for.
One thing about our "wedding" today is certain.
We're all getting leid!!!
