I posted before about buying a house in Nassau and we've zoomed in on two houses in Plandome. One house is on .45 acres, 5 min walk to plandome station and zoned for PW schools (south Salem). The other house is .25 acres, 10 min walk to Plandome station with Manhasset schools (Shelter Rock I think, but trying to do more research in this).

Both houses are our style (colonial) and taxes are similar (though purchase price for manhasset is higher but my husband thinks we can negotiate down).

Are Manhasset schools worth the higher price and smaller lot size? Any insights into both districts would be very helpful. I know that the test scores are disparate bc of greater diversity in PW (which we value). I'm looking for thoughts on extra curriculars and parent body.

Both districts are fine with only difference being Port has some diversity. I would go with whichever house you like best.

Ferrari or Lamborghini?

Can't go wrong with either. You state you value diversity, which PW has some of due to areas with more rental units.

To me, the larger property that's closer to the train wins.

As others have said, toss a coin. My only caveat is that if you are planning on making this your forever home that is good advice. IF however, this is s stop gap or a for now home I would go with the Manhasset in terms of a selling feature.

This is certainly going to be our forever home. My husband actually think Port Washington will hold higher value since it seems to be the "hot" town for a lot of people moving from the city. A lot of that is bc people in our circle like the diversity aspect but maybe a lot of under-40 types can't afford Manhasset. Port Washington's got a great downtown but the houses are quite close so that doesn't matter as much.

If you can get a half acre on LI, take it! You won't regret it. PW is more diverse which probably affects their scores but I would take that over the lily white district on a tiny plot. BTDT.

Manhasset (lily white?) is 73 percent white while Port Washington is 65 percent white.

Manhasset has a stronger academic reputation at this point.

Probably Manhasset but that's just personal preference. Never been a huge fan of the few neighborhoods in Port Washington I've been to.

Both school districts are high achieving. Port Washington is more diverse. It has a high influx of young families moving from Manhattan to establish strong sense of community for their families. Manhasset is lovely too. Both good choices, matter of personal preference.
