I don't see why an ACE Hardware would want to go downtown.

1) The majority of the population rents downtown so they don't do their own repairs
2) The ones that do own their housing units DT are of a higher income, which typically pay someone else to do their repairs.
3) Two Home Depots and Lowes (Mobile Beltline & Daphne) within 10-15 min drive, plus Blankenship's on Springhill Avenue

Just my thought. I think that space could go to a better tenant. Oh well.

The developers of Greers are also the developers of Ace Hardware in the area. There's a few locations that they share a building. I don't disagree with you but they developers are going to do their thing I guess. From what I can recall they're going to put a liquor store along with the Ace Hardware

^This. This is apparently going to be an "upscale" liquor store in the combo with Ace.

I'd appreciate an additional hardware option downtown. I use the ones you mentioned when I have done renovations on investment property. It would beat dealing with traffic going to Lowes or HD for some minor items needed at the last minute. As downtown continue to have people converting properties or just doing their own DIY projects, having another place to go would be useful. It could also serve the neglected areas such as Toulminville, MLK, and Down-the-Bay neighborhoods.

although I wish it was taller.

Yeah, it would be nice if it were twice as tall. This new design is an improvement on the first rendering. Now the city needs to finalize a plan for the Arena & Theater!

The civic center development's (city-built) parking garage has started permitting. Looks to be over 1,000 spaces
