It's off they would have someone sign a lease before allowing the applicant to view a finished unit.

Congrats ABC on your approval. 3,300 is a hefty price tag. I personally could not be able to afford that. Was there a rationale for HPS to classify you in the 3,300 range? 3,300 wasn't even one of the prices listed. It goes from 3,160 to 4,346. Any insight would be much appreciated.

Thank you NYC Lottery Gurl. We think it is a hefty price as well. I questioned the price and the agent said they base it off of three things, income tax from last year, employment verification and pay stubs, then they take the highest amount and use that to determine. We made less last year so we were hoping they would go off of last years income but they didn't. I wanted to see if anyone else was paying the $3,300 before I jump into it. It sounds pretty hefty like you said. I saw the $3,300 price tag on the post that was on nyc housing connect website.

Yes the agent mentioned that you can sign the lease just by using a floor plan they provide to you.

ABC, I won a middle income lottery last year and think HPS middle income prices are astronomical. If they offer you a 3 bedroom at 3,300, that seems semi reasonable. However, I personally think the max you should pay for a 3 bedroom in a middle income lottery is 2,200. You should research it though. Do you think 3,300 is a substantial discount compared to what the neighboring high rises are charging for a 3 bedroom?

I've noticed all future middle income lotteries after mine have raised the bar on affordability. If someone can pay 3,300 a month on rent then that individual really isn't considered middle income. The wound cuts deep when the HPS Commons building cost around 1,000 for a 3 bedroom. Ah, life is so cruel and unfair.

Hello we were contacted on Wed April 23rd and had to have all our documents in by Monday the 27th, we are middle income with CB preference with a log number of 86000+, couldn't beleive our luck to get called, today I had to send in some more documents, hoping to pass the credit chk after all I have heard about saferent on here, eagerly awaiting, hoping for a positive response! Good luck to all.

They are mixing the buildings. I'm middle income and in the smaller building, which I'm kind of annoyed about but whatever.

HPS seems like the entire process is mismanaged. It's obvious the larger building is for middle income and they seem to be all over the place with the applicants. This is truly unfortunate.

Have you signed a lease?

Yes, I have signed a lease. Yeah, I'm annoyed it too. Mostly because the larger building has way better amenities and we do not get to use them if we're in the smaller one.

Income levels are mixed throughout both buildings. I'm in the top income tier for this lottery, and I'm in the smaller building.

Has anyone in the lower income bracket signed a lease yet? I feel from what I am reading that Related is calling all middle income applicants for leases, even those with really high log numbers.

The city needs to step in and tell Related Management how the proper process is done. From all the advertisements it's clear that the 768 unit building is for middle income because each building was broken down by income.

If you signed a lease, what month are they allowing people to move in the earliest?

Someone currently in the process should inquire why middle income is in the blue building and direct Related Management to the HPS website where it's clearly defined that low income is in the blue building and middle income is in the orange building (even though I'm not a fan of the orange color).

My last lottery hired temps to process the paper work in coordination with HPD/city. The management co only handled the lease signings. I can see this process being fairly new and RM not really knowing what to do. It seems a bit unfortunate and anyone can tell there's no rhyme or reason based off of how the longer numbers have been going. None are in sequential order.
