I also wanted to ask what would be the reason the city doesn’t approve your file? And if K&R realty says they are sending your file out to the city for approval does that mean they have approved you internally first? And did your correspondent contact you via phone or by email with the updated news from the city?
They should of e-mailed/called you, when all docs were suffice. Did u go out to the K&R Harlem office, before they sent out ur docs for city approval? Cause I had to go there to fill out city forms & choose a floor/apt floor plan & bring any updated docs. K&R told me it should take 2 to 3 weeks to hear back from city. On their end there take u, but city has to make sure docs is correct too. Only way city doesn't approve is if more updated doc is needed from u. Once approved K&R will e-mail/call u to make an appt to view apt u chose. After that the process continues by viewing lease by e-mail, getting first month + security to them, K&R countersigning the lease, & schedule a move-in date. Hope that answers ur question!
So I went to K&R on 3/4 to submit a money order for C/B check, and to sign city release forms. I also had to briefly explain what some cash payments were for on my bank statements. Shortly after that I received an email from them showing that they viewed my credit report. Exactly a week later, I emailed the management company for an update since I was under the impression it only takes a few days for city’s approval. I was then told my file didn’t go out “yet” the same week I signed forms because my log # was still high and I had to wait for those with lower log #s to either be placed in a unit or waitlisted. I was told my file will be sent out this week. So I’m hopping to hear something back 2-3 weeks from now. Thanks for the information it helps put my mind at ease a little.

I wouldn't worry my log # was in the 41k range & had community preference too. I also had qualified for both 120% & 130%, but choose 120% for cheaper rent. But it's definitely a long process. I'll be moving in 2nd week of April.
Thanks!! I'll definitely tell u keep on top of the K & R rep overlooking ur file, by both e-mail & phone. U want no delayed info from the rep, cause they'll move on to the next log # available.
I would call the city in 2-3 weeks after my file ha be sent out for approval. Good luck all!
