Im contemplating whether it’s worth it. I wonder how much these apartments go normal rate. I was talking to my husband and for over 3k but under 4K wondering if we should just opt out if the lottery.
No regrets if you do. These lotteries are tempting, but you gotta do what makes the most sense for you and your family.

I think the big question for you should be: How long are you planning to STAY in the rental you move into? If it's going to be for a long time, then you may want to more heavily consider the rent-stabilization benefit that a lottery apartment provides... $3,500 for a market rate can turn to $4,000 in the blink of an eye. But, on the other hand, if you won't be in there for many years to come and/or plan to buy a place soon enough, then perhaps it's not worth the headaches that the lottery system imposes... Good luck!
This!!!!! They literally want your blood sweat and tears on paper. Which is why people who have been doing this for a while have the paperwork ready because they go thru this so damn often. Some of these companies are very nosy and I’ve never seen this management company before so they maybe tryna dot all I’s and cross all T’s.
Lol, this is so true about having docs ready - I have an entire draft of all my CashApp deposits and corresponding Western Union transfers ready to update and upload, and got notarized letters certifying why I was receiving money and that I wasn’t falsifying information once my application was selected. After a few go rounds, you know exactly what they want.
But with such a low log number maybe just wait. Lol this whole process has me stressed. I’m over it already

I have the exact same stuff ready to go and I haven't even been called for anything yet! Haha. I'm simply a very organized person, so I keep a folder on my desktop called "Housing" at all times, and every month I go through and update it with my most recent documents (paystubs, checking statements, etc.), in addition to the docs that only have to be uploaded once, so that if/when I get called, it will be INSTANT TRIGGER PULL, haha. Like you, I have a draft explaining all my deposits that I update routinely as well. Lessens the stress to be ready!

I was only asked to submit documents one time several years ago, but then got notified not long after that all the apartments were full and haven't been contacted since (although I did take a significant break from applying). But yes, reading through these forums is sooooo helpful! Best of luck to you at Gotham As someone who got a 51XXX log for that, I'm jealous!

My suggestion is to see it through to a conclusion. It can be valuable experience if you are in another lottery that you want more and really would benefit from. Also, some mortgage applications can also be intrusive. Same thing for student financial aid.
I can’t quote you rents on the market rate units. However, it is a safe assumption they are high considering the water front location with views of the skyline, and being right next to brand new parkland. I think there is a ferry to Manahattan. I don’t recall, but I assume there are many tenant amenities.
Remember, it’s not a restaurant or the airport or doctors’ waiting room the level of prompt and polite service is not built in that service is there for the full price customers.
The lotteries are keenly interested in family size and family income. Some careless or less than honest applicants can increase/reduce their family size and/or income to conform to the the qualifications for a lottery unit. For example applying as a two person family even though they hope to move in as a three person family and the third family member increases the household income. Or, a single no custodial parent saying that they are a family of two to come under an income maximum. I suspect, one someone moves in it’s hard to remove them if they applied fraudulently or carelessly, and a more careful qualified family was denied the unit.
