"There’s no doubt more attention is being paid to that area of the city," he said, "but when it comes to actually searching for homes and what New Yorkers seem to think is viable in terms of affordability, they’re moving to Pelham Parkway and not Port Morris."
It also says rents are expected to rise faster in The Bronx than in any other borough in 2016.

The fallout here is that folks who live in immediate areas near Manhattan can no longer afford the rent, also these are longtime working or local residents who don't mind moving further out or away. Also Pelham Parkway is a solid Middle Class neighborhood. A person who is Middle Class conscious, Pelham Parkway is a no brainer.
Coney Island is extremely far from Manhattan, not to mention that not all of it is subway-accessible.
Also, it's gang-infested.

Yes, but it's in Brooklyn and that's all that matters to some people. Bushwick, Bed Stuy,Crown Heights, Harlem and many other neighborhoods were/maybe still are gang infested. There are lots of people who will do almost anything to have their address be BROOKLYN,NY no matter what ,just the same as people who pay a huge premium to live in places like Inwood just to have a NYC,NY address, even though Inwood is as far from midtown as much of The Bronx where rents are still about 1/2.
NY,NY, BROOKLYN,NY and 212 area codes mean a lot to some people regardless of actual living conditions.

I think it might be, although I just met a couple who are long-time New Yorkers (since the '70s) and are about to be kicked out of their LIC apartment after a few decades, due to the building being sold. When I suggested the Bronx, they mentioned something along the lines of "last time I was in the Bronx, the Bronx was burning"
So maybe the old-timers who had that impression of the Bronx from the old days are not as open to it, but anyone who has come in the past 10-15 years doesn't necessarily have that Bronx is Burning association, and can keep a more open mind.
Jamaica right by LIRR should be a great place to build condos.
Thing about it right next to train tracks, want to take train to Penn Station, JFK, MSG, Atlantic Terminal, Fire Island, Hamptons, Long Beach all right there. Boom. plus the subway and an express buss to LGA.

Right. And that's been the case for decades. But it's still sketchy. I hope good things do happen for the area, but I don't see it happening quickly or soon.
