Wanna hear some good news (and by good, I mean terrible)?
Our home has been on the market for about 3 weeks; no problem. It's a sluggish market here in the mountains of Colorado, and it'll probably take about 5 or 6 months. Well, last week, we had some of the heaviest rain we've had in years, and the flash flooding was on. Within an hour, our neighborhood was under 4 feet of water; 3 out of 4 bridges collapsed; the main entries and exits were washed out; and the highway into the neighborhood got washed out and won't be repaired for about 4 months. Oh, and all of our landscaping was washed away. The blessing is that our house is still standing.
So it looks like we won't be selling anytime soon, and Charlotte may have to remain a dream for now.
Backfist - my thoughts and prayers are with you - a very similar thing happened upstate NY and it seems with the weather patterns this summer - many areas are taking a hit from mother nature...Be well.
TornadoAlley you're a real piece of work. Not only do you slam what I said, you are now calling me a liar.
This did happen to my sister. A buyer did try to fraudulently get into her house, but it was stopped before they were successful.
I am only saying what you typed. On one had you said it did happen, then another you said it was said to show people it could happen. I quoted both times your comments. The red dot was un called for. I disagree. I think you have some personally issues. Therefore you have been blocked.

I've just read through this thread and it is so helpful hearing that we are not alone trying to sell. My husband and I and 4 kids live in Fresno, California, where the market has been on fire for the last several years, absolutely on fire. Fresno has ranked in the top five cities for the past few years of the hottest markets in the US. We put our house on the market in March, and actually were making plans on what to do when the house sold before the school year ended. To us, a slower market meant we would have to wait a month. Well, here it is in July and we're feeling mighty foolish! What a change from a year ago! So I can relate to those who have written about getting to NC before the next school year. I've been in a total panic, but now am feeling the calm that comes with accepting the inevitable! If we have to transfer during the school year, then so be it.
We have a realtor selling our house, and she does not do open houses unless the client really wants it done. In her opinion, they just don't do anything. We have used her before so we are following her advice. I've been intrigued by all the posts here on realtors and fsbos. I'm an attorney, and I really feel sometimes that I could handle the transaction myself. That's particularly true since in California real estate agents are not lawyers and no lawyers are involved anywhere in the escrow process. Sometimes I feel that I'm giving money to people who do not know as much about real estate law as they should or think that they do. But at the end of the day, I feel like they are the professionals and they know the industry in a way that I don't. It's like people who represent themselves in court - sometimes it works great. But usually it doesn't. It's been a hard decision, and I get frustrated when the house doesn't sell. But we've used our realtor 4 times, and every time the transaction has gone so smoothly that I'm barely aware of it.
I do think, however, that the real estate industry is going to have to make some adjustments. The average price in Fresno is about $300,000. But that's misleading because the average decent home in a decent neighborhood is more like $425,000. (The rest of California moved to Fresno because it's central and everywhere else was too expensive.) So there's a lot of homes over half a million, and the 6% commission is crazy. Particularly since so many people now do research on the Internet and, overall, are much more savvy about real estate. I think changes are on the way ....
Lastly, to Backfist - my thoughts are with you. Hang in there and know there are people in California thinking of you! MomofTwoBoys - your success gives me some hope. Congratulations on your upcoming adventure!

4% was the going rate for over a year. I can tell you 6% is back. What they are doing is telling you they will do "x" amount for 4% and "x" amount for 6% of course more for the 6%. With the sellers wanting to sell, they are going with 6% just to sell.
