Because the seller of the property carried back a 30% 2nd on the property meaning I was able to puchase it without anything down and the tenant was a top credit rated tenant who signed a 15 year lease who fully paid the mortgage payments.
Didnt cost me a DIME.. In fact at the closing I actually walked out with a check..
Now, seriously...HowTF many people do you think could pull that off? I see commercial properties change hands all the time, sit vacant for years, opportunities all around, no money or credit to do anything about it.

Its times like this that people become rich, when you are doing things no one else is doing.. limited competition is a good reason for that.
People always need things, but they can't always afford to pay somebody for them. Right now we have more people than ever wanting to mow lawns (because they lost their jobs), and fewer people than ever willing to pay for mowing (because they lost their jobs).
Do you think that since the crash, everyone suddenly became more willing to pay more for odd jobs, hence new opportunities? Or do you think that everyone was dying to pay someone to mow their lawns in 2005 but just couldn't find anybody to do it? I mean, how is this supposed to work?

People have always been willing to use free operating systems, but yet Microsoft convinces them to spend hundreds of dollars on their products.
All those whiners who can't get a job no matter how hard they work should just lay down and die instead of kicking up a fuss about it, I guess?
