Plus I'm in my late 50s and while I currently live in a 2 story plus basement house, this is the last place I will live in with stairs. When I'm ready to downsize, it will be into something with one floor, whether that's a ranch style house or a condo. (but I had my kid late in life so he's in high school and retirement and downsizing are still a while off for me)
450 grand, no laundry room, no walls (gymnasium), no basement, gramma style double bowl sink in kitchen, 2 very dinky bathrooms, and why a double sink in a bathroom most people today, even one person couldn't even fit in?... I do give credit for the bank of drawers in the kitchen. But 450 grand? In Manhattan, maybe.

Heh. OP is considering this place even though he clearly doesn't especially like it. What does that tell you about the market? Clearly this is priced toward the lower end of it in a market with little available inventory.

Median listing price in Bellingham, WA is $550,000. Many listings are pending. Cash way over listing price wins. You are correct.
I don’t think it is that bad. It is a townhouse. Most townhouses have smaller downstairs living areas than upstairs. There is nothing that can be done about that as you lose room due to the stairs and may also have a garage. The choice is either the three-story model with just the garage and possibly a hall/laundry area on the first floor or the two-story model that has a bedroom over the garage.
The yard is very nice. It is a little high maintenance, but many townhomes don’t have separate backyard areas that are that generous. The other issues just seem cosmetic. Yes, some of the features are dated, but they seem functional and the OP can redo them as they like it.
This is the exact same layout as my parents' townhome in San Jose CA, only it has shared walls and a 2 car garage. It's light, bright and the yard it great. Easily spruced up. My parents' is now worth $1m.
I don't have measurements. Is it weird to you b/c you are confused what to do with the sofa? It looks narrow. But there has to be a spot for it? I would want to see one with furniture in it. Can you find others with that floorplan for sell that have furniture or draw it in? Are you forced to have sofa in middle of room facing fireplace and then will your tv fit in that box they cut out of wall? The condo I am in now has that box cut out from back in day when people had small tvs. We just use it for books. I have seen some in complex cover it up (a wall) which I like best. I love the place overall. The backyard is so adorable and just so much greenery in Washington! But it comes down to your sofa size and fit. Other then that, isn't every home that way with what is up and downstairs? I didn't see why you would be up and down so much unless I missed out on down not having a bathroom?
If you are younger and want to entertain the downstairs should be bigger.
If you are older and like the bed as a hang out, it's nice to have big upstairs.
I always opted for larger living room over bedrooms.
