Thanks, ironically I was in the process of dropping the price on the MLS and have had 2 inquiries at the original price. I'm waiting to see what this week brings, suggested by my realtor, and we'll go from there. You should post your pics. Everybody on here was so honest and helpful! After looking at the before and after pics, boy did it make a difference. My daughter looked at the house the other day and said "Hey mom, why didn't you ever do this before? It looks great!" LOL

Very good advice for Becky! I agree the redone photos look wonderful. Good luck Becky!

Now I need to create a thread for advice on my home I am selling. I'm doing that now.

Your house sounds like a better deal than the other houses that are for sale in your area. More inside sq footage, more land outside AND 25 years NEWER! I would hope your listing screams this! Remind everyone that you show the house to. Don't assume they figured that out on their own.

I can't wait to have an open house. It will stimulate more people seeing the inside of my house .... and they tell someone else. That is just how the neighbor across the street sold his house. Every weekend he had an open house and finally, someone who went told a friend and they bought it. If your house is like mine and I have a feeling it is, my house looks really small from the outside and everyone who sees it on the inside is surprised how much bigger it really is. I think I even stated that on my MLS. If your house looks small from the outside, then you really should think about doing open houses.

Thanks, I was thinking about doing one. I was going to possibly try one of those open house auctions. I'm not desperate either, I just wanted to see what kind of bites I could get.

Thanks for checking! I have had more showings since I've stagged the home. No serious offers yet, but the comments were positive. It's really hard to compete with foreclosures here in FL. The flyers have been diappearing on my sign. I'm just waiting for that "special buyer" to come by. I will keep you informed.
