Have y'all been reading these memos about new development impact on the UCPS Facilities page? The number of planned but unbuilt housing units in some of the attendance areas is shocking.

"David, please accept the following comments from UCPS. This is in response to two proposed
townhome developments in Stallings, totaling 325 units:
- Union Park Townes (220 units on Stallings Rd at the Monroe Bypass)
- Marshall Hooks Residential (105 units on Idlewild Rd across from Idlewild Crossing)
Both developments will be within the following school attendance areas for the current (2019-2020)
school year:
Stallings Elementary currently at 88% rated capacity
Porter Ridge Middle currently at 91% rated capacity
Porter Ridge High currently at 94% rated capacity
PLEASE NOTE: Although the above schools are the current assignments for this area, the Union
County Public Schools Board of Education has the obligation and reserves the right to modify
assignments in order to optimize facility utilization and efficiency.
By our accounting, this will bring the number of planned and not built housing units in the Stallings
ES area to approximately 2183 units.
This includes:
- Southstone (Stevens Mill Rd near the HT shopping center): 174 units
- Courtyards on Lawyers Rd (Lawyers Rd at Allen Black): 146 units (note this is designated as
55+)
- Webster Tract (Stevens Mill Rd across from Shannamara): 60 units
- Idlewild Development (Idlewild Rd behind Idlewild Crossing): 341 units
- Willows at Stallings (Stevens Mill across from Blackberry Ridge): 345 units
- Sterling Idlewild (Idlewild Rd across from Idlewild Crossing):150 units
- Oak Springs (Oak Springs Rd): 174 units
- Stallings Rd (Stallings Rd behind the ES): 54 units
- Stallings Farms (Stallings Rd at Stevens Mill): 414 units
Also in the Porter Ridge attendance are (for a total of 5364 units) are:
- Poplin Grove (Unionville-Indian Trail Rd): 129 units
- Goose Creek Farm (Lawyers Rd): 8 units
- Stratford (Ridge Rd): 207 units
- Stallings Brook (Unionville-Indian Trail at Ridge Rd): 140 units
- Braeburn (Faith Church Rd): 365 units
- Terra Novus (Idlewild Rd by Crismark): 150 units
- Bonterra (Poplin Rd): 679 additional units
- Secrest Short Cut (Secrest Short Cut): 197 units
- Poplin Meadows (Bonterra Village Dr): 173 units
- Poplin Rd Project (Poplin Rd): 543 units
- Poplin Rd Property (Poplin Rd): 418 units
- Secrest Landing (Secrest Short Cut): 172 units
Per Board of Education policy, neither Porter Ridge MS nor Porter Ridge HS are any longer accepting
any further transfers due to high enrollment. Additional residential construction contributes to high
enrollments, which in turn exacerbate problems such as:
- Additional mobile classrooms
- Inadequate capacity for food service and rest room facilities
- Rationing of access to the Media Center
- Insufficient parking and queuing space for parents to safely deliver or pick up their children
- In adequate planning/meeting space for additional staff"

This is really interesting because it allows a glimpse into how many units are approved in each cluster. I would agree that many of these are shocking. Unfortunately, I don't think anyone will even look at this until it's too late... i.e. when the BOE announces the next realignment. Also, having watched McK on youtube, he would talk about "cohorts"... but even at that, I don't believe most of these numbers were known when he was doing his study.

Porter Ridge at 4760 & Sun Valley at 2991... wow

PORTER RIDGE
Hemby Bridge Elementary School Currently at 82% rated capacity
Porter Ridge Middle School Currently at 91% rated capacity
Porter Ridge High School Currently at 95% rated capacity
Porter Ridge MS/HS area to approximately 4760 units

SUN VALLEY
Indian Trail Elementary School Currently at 90% rated capacity
Sun Valley Middle School Currently at 97% rated capacity
Sun Valley High School Currently at 98% rated capacity (Note that this number
should drop to 91% with the completion of current bond work, expected to complete for the 2020-
2021 school year)
Sun Valley attendance area (for a total of 2991 units)

PARKWOOD
Waxhaw Elementary Currently at 82% of rated capacity
Parkwood Middle Currently at 81% of rated capacity
Parkwood High Currently at 81% of rated capacity
Parkwood attendance area (for a total of 2223 residential units)

PIEDMONT
Porter Ridge Elementary Currently at 83% of rated capacity
Piedmont Middle Currently at 100% of rated capacity
Piedmont High Currently at 82% of rated capacity
Piedmont attendance area (for a total of approximately 1226 residential units)

CUTHBERTSON
Kensington Elementary Currently at 131% rated capacity
Cuthbertson Middle Currently at 106% rated capacity
Cuthbertson High Currently at 107% rated capacity
Cuthbertson attendance area (for a total of approximately 701 residential units)

MARVIN RIDGE
Sandy Ridge Elementary Currently at 95% of rated capacity
Marvin Ridge Middle Currently at 102% of rated capacity
Marvin Ridge High Currently at 100% of rated capacity
Marvin Ridge attendance area (for a total of approximately 314 residential units)

While those numbers should be alarming, they don't seem to be stirring up much interest.

People must be extremely satisfied now that Dennis Rape cleaned up the BOE and has moved on to being Stony and then Jerry's right hand man on the BOCC.

I don't know because the most crowded schools (MR and Cuthbertson) have the lowest approved building lots. At face value that appears to be a good thing and proper planning? I have doubts they are doing this in a smart way... although, it probably is much less likely Rape's off the cuff commentary will get him in trouble on the BOCC vs. the BOE.

Still trying to wrap my head around the PR number... almost 5k?! holy multifamily batman

SV and Parkwood look ready to explode IT and downtown Waxhaw.

I haven't looked at progress on the bond spending so I'm a bad civilian. That said, my hope is that others are staying engaged.

Well "split" is too strong a word because by memory it was only the very back end where no homes were built, yet. The video where they talked about this is probably still on youtube.

But, you got me looking back at the posted maps and yes, the very back part of Milbridge is in Parkwood... there appears to be a street where one side of the street goes to Cuthbertson and the other side goes to Parkwood. Howdy neighbor! That's going to play out very interestingly in the future, but no idea what the building looks like down there now.

Yeah I was randomly perusing some listings all over recently and believe I came across one in Millbridge zoned for Parkwood. Might’ve been a new construction so what you said would make sense.
