The 2014 8.4% number AmFest referenced was the Case Shiller number for the Denver Metro area, so it stands to reasons AmFest was asking for the Case Shiller 2013 Denver Metro number which Dave and I provided.

By my calculation (I only spent 5 minutes on it so it could be wrong), Denver (8.4%) is now #1 out of the Case Shiller 20 over the past 12 months, just beating out Miami at 8.3%.

March Madness: Expensive home sales sizzle

"Meanwhile, the inventory of all home stood at 4,112 at the end of March. That is a 32.6 percent drop from the 6,098 active listings at the end of March 2014. Active listings rose less than 1 percent from the all-time low of 4,079 in February.
Overall, there was a 1.2-month supply of unsold homes on the market in March, according to DMAR.
There is less than a month supply of homes priced from $100,000 to just under $400,000."


I feel sorry for first-time buyers.

If you look at the listed vs sold chart, it seems as though next month more homes will be sold than available at the beginning of the month. The busiest home busying season hasn't even started yet. Insanity.

Next January, I'm listing mine at $399,999 and let the fun begin.

Why wait? Prices are pretty flat between November to January. Best time to sell & get the most $ is June to July.

I would, but I have business commitments through the end of next March and I'm not selling with the prospect of having to rent before I leave the state next year.

I am thinking being a buyer agent must be brutal these days. I put a condo on the MLS friday, more than a dozen showings and 5 offers so far, all at or above list price. It seems to me it would be alot more work for buyers agents in this market, and a lower probability that they are ever going to get paid.
