My husband and I are looking to purchase our first home. We wanted to place an offer on a condo in Holbrook, but the community (Woodgate) is not FHA approved, which makes the process for us and future buyers more difficult than it should be.
We've been pre-approved and we'd like to spend significantly less than what we can afford, especially because I am planning on going back to school at some point in the near future. Therefore, our budget is around $250k.
We have found some smaller houses in Farmingville and in Lake Ronkonkoma... we've also seen some in Ronkonkoma. Would these areas be suitable for a youngish couple just starting out? We need to be somewhere in between Stony Brook and Bethpage (within 30-40 minutes)
Also, does anyone know of any relatively safe-ish areas in that vicinity that are not too far and have houses in that price range? We don't need anything too fancy; our only requirement is that it has 1.5 bathrooms (or more) and it's not a short sale (we wouldn't have time for one to go through).

Yes they are safe. They are lower-middle to middle class areas where your biggest worry is the occasional teenage vandal. There is a ton of inventory and you should be able to get something decent. Likewise you can do fine in Centereach, it's just that the schools are a bit below Sachem SD (where an eventual offspring would attend living in Farmingville or Lake Ronk.)..but you're just starting out so that isn't a concern right now.
Do you know anything about Connetequot or Longwood?
You're talking about huge areas. School district performance-wise, Longwood is sub-Sachem, Connetquot is slightly superior to Sachem.
As for individual areas, Longwood is geographically huge, and there are good, ok, and bad (Gordon Heights) areas within it.
Connetquot goes from good (Ronkonkoma is similar to Lake Ronkonkoma and Farmingville in sachem) to very good (Bohemia) to excellent (Oakdale)as you move further south.
Is an FHA loan a goverment loan?? If so what are the restrictions when buying a home or condo? I see this all the time on property virgins and house hunters and I am not familiar because I never needed a loan like that.

dman -- THANK YOU! We have found some really great houses in Centereach, in addition to the other areas, and will probably go out to look at them this weekend
