Looking to buy within a ~45min commute to Penn Station (Port W, Lynbrook, Rockeville Center, Baldwin,Freeport, Merrick) (Hempstead: real estate, safe neighborhood)

The thing about BH is that you’ll prob get a lil bit of a better house. It’s not as desirable as S Bellmore or S Merrick so for example a house costing $800k there you might get a similar house for $700k in Baldwin ... those kinds of things
a slightly better worse but a much worse school district and a lot more crime.
Such a tough choice.
Sounds like for your budget, and the market you are playing with right now - Baldwin would be your best bet...
RVC - beautiful, but if you really want something nice and not in the "crappy" areas of RVC (yes, RVC has a crappy area as well, south and too far north - the sweet spot is right in the middle) - you'll need to spend more than 1M.
Baldwin - anything south of Merrick is pretty much fair game here - Harbor has beautiful houses + waterfront properties if you are interested in that and some LARGE lots still available (.25 -.5 acre if you can find it)- not much commercial like oceanside or RVC, so less foot traffic (its quieter, by FAR). I find that most people on these forums describe Baldwin by the Northern section, completely forgetting that South Baldwin is probably just as beautiful as any of these other towns + more diverse, again, if you are interested in that.
Freeport - the general consensus is true, nice/ok pockets but overall, with your budget you could do better.
Valley Stream/Lynbrook - Overpriced... small houses/properties, not many renovated - kind of a waste of money tbh.
If you have kids - that changes everything - I'd try to weasel my way into RVC - their school system is excellent, although there are private schools available if you want to go that route as well.

I’ve heard some people complain about central RVC, the area around the “projects”, never heard about crappy areas in south RVC or too far north. Can you please point those blocks out to me. I’d appreciate it.
The majority of the areas mentioned are on the LIRR main line so express trains directly running to Penn should get you there in ballpark 45 min
The tracks in those areas (Baldwin/Freeport/Merrick/Lynbrook/RVC) run along Sunrise hwy which is about in the middle of the towns
As stated in another post it will depend on how close you are to the stations and whatnot but generally should not be more than 1 hr
Maybe 1 1/2 hr worst case
Port Washington i am not familiar with what RR branch that is but you may have to switch at Jamaica in order to get to Penn
As far as budget - there should be houses on the south shore towns in the 700-800k range
Anything south of Merrick rd will run you closer to 1 mil
Freeport, Lynbrook and Rockville Center are all cities/villages with their own police depts and whatnot so some taxes may be higher than non incorporated areas and there is parking meters
However Freeport and RVC also have their own village power plants and electric companies so the electric bills there may be cheaper than other areas
Port Washington is a north shore town so it will most likely be the most expensive
Not anymore check out the mls for Hicksville. 1.3m homes now. 7 figure homes all over. It’s a different Hicksville than what your may remember. The Indians cleaned it up and made it $$$.
Worked in HX for a long time. Low taxes. Best lunch options around. Very much an Asian colony, but solid values, work ethics, school grades and forward thinking development are working. One thing about the Asians is they are generally NOT nimbys. They want stuff and will pay, they just want what they pay for, like LIers used to be in the 50s. They vote yes on big capital improvements and bond issues (they understand near zero interest rates). The old school locals, clueless as the day is long. Elect the same clowns who have been ripping them off for decades and never improve anything.

I am pretty sure the PW branch doesn't go through Jamaica.

Said it before, will say it again, I have NEVER gotten door to door to Penn by LIRR in less than 1 hour ever. At any time, express, rush hour, 2am, none. Not no way, not no how. Add time to station and park and time to office from Penn and it's 1.5hrs each way. At least for the many years I did it. From what I hear, sounds like it's worse now. But whatever, I really don't care. LIRR made me ill, I gladly drove and would do it again. Had a recent job offer in the city and the 1st thing I did was check monthly parking options!
