What do you mean? Most buildings don't even require any sort of recertification of your income once you sign a lease. Where is the albatross? Most people are thrilled to win a lotto apartment and any downsides could apply to any apartment (bad management, neighbors, neighborhood etc.).
how or why would agents or hpd calculate income at less than what is on the w2? I thought that was straight forward.
People's situations change form year to year. The agents are trying to project your income for the next 12 months using the proof you provide and documentation. Someone may change jobs and have a lower income, switch to part time etc etc. The W2 is just one component that goes into the income calculation they do, along with tax returns, pay stubs, 1099s, bank statements etc. etc.

Let’s play pretend. My 2023 W2 says I earned $52K in 2023 at Widgets R Us. But, I was fired Dec 26, 2023. Agents can look at the $52K from Widgets for only so many months going forward.
Got it. There's no imputing income when fired.
Sometimes people are told to downsize or quit when their log is close. Is that different?
