You are correct about the Bronx. However the prices are up across the board, and one the big problems is that there's no real difference between the really good areas versus the subpar ones in terms of the prices. The floor in the South Bronx seems to be around $1300-1500. Go to an area like Riverdale and the floor is around $1600-1700. That's a problem.

The same thing in Queens too. Look at the prices in say Forest Hills or Whitestone versus the hood areas of the Rockaways... Now of course when we start talking about one bedrooms and such and what you get, the prices can vary, but still. The market is overpriced, and highly inflated. We've had some new housing stock, and yes some landlords have renovated, but most of the renovations that you find are mainly cosmetic. It's not they are moving all of the plumbing around. Just gutting apartments and putting in new floors in the kitchen and bathroom and such. The whole Section 8 thing is a problem elsewhere as well such as in Brooklyn.

Yeah, for what we are getting, the prices aren't worth it. The streets are filthy and the City isn't providing the basic services. Can't get around anywhere, especially not with the MTA. Streets mobbed with tourists. The quality of life is going down the toilet. I'm not at the point of leaving NYC, but I can certainly understand why many people are.

A large number of factors could be the reason.

One reason I see first hand are the younger folks going to college or with the degree,finding greener pastures elsewhere.

Yes the rent is too damn high, or one needs to put their family in a 1 br. It gets tired quick!

The weather here,in winter,sucks. Many cant wait at the chance to run.

Then there are your folks that busted their humps working,and tired of seeing nothing in return. No yard,no toys,no trees .

Face it,NYC is filled with greys,browns,pigeon colored enviorment,while you go far down south, and enjoy the blues,greens,and yellows, exotic bird emnviorment.

Blame the transplants for not wanting to commute, that's your problem

They need to live within a half hour of everything so that they can get hammered after work, why do you think they're choosing the South Bronx over Riverdale

There's no neighborhood that is a hour commute or more from the Financial District or Midtown that has gentrified, come on, pierrepont, you of all people should know better

I would have this city's problems fixed in 10 years

Charge tuition for public school K-12 based on income so that the teachers don't have to beg the parents to bring in supplies and buy those $60 boxes of candy every September

If you make under a certain amount, school's optional

You have to pay for CUNY now so whats the difference if you pay for grade school

Pay for public libraries too, a monthly fee

Public pools, pay a dollar entry fee

And last but not least a major property tax reassessment, with churches no longer fee exempt

Churches are not exempt from paying utility fees so why not property taxes

When they arrive at the mediocre Midwest or spiritkess sunbelt they are going to SUFFER! The middle and southern U.S. are some of the most backwards, uncivilized places places to live in the world. Lonely, depressing with bland cuisine these loservilles are bastions of mental illness and depression. Sorry, but I will happily stick with the Northeast.

All the transplants coming here with money are taking just as much advantage of the free stuff as the poor people already living here

As a matter of fact, we all are and don't want to admit it

None of the statistics even capture the people who were not NYC residents, but are selling their pied-a-terres (Keith Richards last year, myself eventually). The comparison of the number of people trying to sell vs. trying to buy a pied a terre in NYC would be very meaningful in terms of measuring the level of interest of affluent people in NYC.

You should apologize to the entire board for buying property in what amounts to nothing more than a high-class housing project in the poorest borough in NYC and expecting harmony.

Don’t get mad because you made an uniformed purchase.

You should have bought in Midwood. Even Riverdale would have been better.
