One thing to ask is if the South Bronx has visibly improved or gotten worse over the past decade. 2010 was still part of the previous recession, 2020 started just before the pandemic hit, so was the South Bronx worse off and sketchier on January 2010 or January 2020? This is in some ways separate from asking if you would rather live on the Upper West Side or if you'd personally want to live in the South Bronx, because it's extremely doubtful that any part of the South Bronx will ever be as coveted as the UWS as neighborhood at any point in the foreseeable future. I think the South Bronx has visibly improved over the 2010s overall which isn't to say that I think it's great now or that it's better than the UWS.
To me, "the Arches" compared to other new developments in the area seems to be at a disadvantage in the combination of being right next to the freeway and not by the riverfront, and in that odd micro-neighborhood south of the freeway and west of the 3rd Avenue Bridge. The area just east of it and the 3rd Avenue bridge has visibly seen an influx of new, probably more affluent people and there are actual retail and restaurants supporting such. This development is still pretty odd and isolated. I think it'll still be unclear how things will swing in that part of the South Bronx until this much larger project is actually opened or cancelled/downsized.

I passed through there on the Deegan and saw it last week. What a crappy location for a "luxury building".
Right? It's really out of place and will continue to be out of place unless the other major development that's on both sides of the Third Avenue bridge happens.
I took a walk down by the building to take some pictures for y'all.
I'm in the area everyday and took similar pictures, the buildings are already occupied by a diverse crowd of higher income Blacks, Hispanics and Whites (not hipsters). One of the new buildings has a brand new wine store with a nice wine selection, the owners are a black couple from France. Overall the area is going to resemble more like what Harlem is nowadays, rather than Williamsburg.
Huh. I didn't know that the Brookfield Bankside development was actually already under construction. In that case, yea, this Arches isn't so crazy after all. The Bankside development will block out the river and Manhattan view for a good chunk of the Arches, yes? Ha! They're going to need to drop the effective rent even further.

So your so pro this building would you pay $2100 for a small studio a month in a crap neighborhood?
