An interesting study about housing within the city of Syracuse, though some information has to be put into perspective due to the college town and refugee resettlement elements, as well as the tiering of neighborhoods. Let alone that the city is still more affordable than many similar cities and really needs to build more market rate, non student focused housing. Not just Downtown either.

Study lays bare the devastating economics of Syracuse’s affordable housing crisis: https://www.syracuse.com/news/2023/0...outputType=amp

I wonder how prices in Cazenovia will be affected come this summer and later on when the college closes? Something like 550 jobs will be lost and of course, no students returning in the fall≥

The village is relatively affluent even without the college. Most of the people that worked there likely lived in the Eastern suburbs of Syracuse and surrounding towns as well. I think the town will be fine even without the college and will likely become another type of institution in the near future.

Also, there is some other industry in the community like Marquardt Switches and Knowles Capacitors, among others. Some residents may also work at other local colleges in/around Syracuse or institutions like SUNY-Morrisville or Colgate University. So, I don't think it would change too much, especially given that the college only had about 700 students.

So the only significance is lower inventory and prices are holding - so why are fewer potential sellers putting their properties on the market if they know prices are holding? is it because they won't qualify for a mortgage at the newer, higher interest rates on another mortgage elsewhere? This shouldn't apply to people seeking to just cash out - take their equity and buy another home for cash....basically, retiring people mostly.
