Take a look at the map I created in Google for completed, under construction, and planned residential activity in Capitol Riverfront/Navy Yard in DC. I stayed within the bounds of Census Tract 72. Let me know if I missed anything.
That pretty much covers all the announced projects. There may be a few more in Capital Riverfront but a pretty comprehensive list though. Mt. Vernon Triangle, Capital Riverfront, and NOMA/Union Market will battle to have the densest census tracts in the city over the next 5-10 years. They will all have census tracts that pass Logan Circle which had a 66k per square mile tract in 2010. I will say that Logan Circle also has substantial residential development taking place and will eclipse 70k people per square mile, however, I don't see it reaching 80k people per square mile which some tracts in Mt. Vernon Triangle, Capital Riverfront, and NOMA/Union Market could all reach. The Wharf/Waterfront Station is another neighborhood to watch. MidCity also has a lot moving. It will be fun to watch as all these neighborhoods compete for density supremacy.
Well the new $900 million high rise getting into gear for Lakeshore East should signify a lot as far as the red hot apartment development market spreading to condos.
The 88 floor building is supposed to be 400 condos and 250 luxury hotel rooms. That should make a statement.
Over on SSP somebody states that the project was about 80%over budget... there is gonna be some big changes to the design, i'm afraid to see whats to come.

I need to check out that area, haven't been down that way since baseball season.
DC also has a lot under construction recently in NoMa. Although, I think that area may currently be quiet.

Still thousands of apartments in the pipeline and under construction, but we're starting to see the swing back to condos as well as we move into 2015. The first few condo highrises are getting off the ground or starting site prep, something we haven't seen in over 5 years.

Well, here's another 332 units coming to the Capital Riverfront neighborhood slated to start later this year. I wonder if the neighborhood will hit 5,000 apartment/condo units under construction?

You know, I used to think this video below was far off, shoot, this neighborhood will look close to how this video looks by 2018.
