i've been doing an incomplete update ~every month. trying to improve the 180-280' list as i'm missing about 35 towers in the current cycle....

i had a short conversation with the lead architect for 1 Bromfield St. this evening....
i'm not going to get into how i confirmed the roof height at 735' but that's the rooftop height.

Not going to happen in early 2017. Not likely to happen anytime soon. This building has literally been proposed for decades. It's contingent on the acquisition of the USPS facility next door (talks aren't even close to progressing on that) and a South Station Expansion. South Station Tower isn't even a project to think about as it's so far from reality.

One Bromfield, on the other hand, is a pretty neat proposal with potential if they can get it going during this building cycle. But keep in mind that it's in its infancy stage and has major hurdles to overcome. Notably, the spot is zoned for 155 feet. Not the 700+ this will end up being (683 to the roof and three levels of mechanicals above that). Sure, it's diagonally across from the nearly completed 685' Millennium Tower, but in order to overcome the zoning restriction, it needs a variance. A variance would require the BRA to sign off on it and you can bet that the NIMBY/Shadows on the Common fanatics will be adamantly opposed. They could have sway on this. Then there's our friends the FAA. This is allegedly within their limits, but they still may have a say. It has potential. If it were proposed 2-3 years ago, it would likely be under construction now, but there are many hurdles for this to overcome. I'm not going to hold my breath.

I know the feeling (see above). Logistically, re-routing or even adding a spur to the Transbay Tunnel would be a nightmare. But driving from Treasure Island/Yerba Buena would be worse (not really, but it would feel that way). I picture those on/off ramps being backed up like a parking garage exit after a Beiber concert every morning and evening. I'd rather invest in a wetsuit and swim to work. But a ferry commute... now that would be nice. Given the percentage of the development that's slated to be "affordable," I think many people would choose that and over a commute on the 38 from the Outer Richmond every day. Personally, I'd feel trapped if I were to own a car (one way in and out!), but I think the net is a big positive for the Bay Area.

The developer for South Station Tower states that it will be starting in early 2017 and got a recent approval by the FAA as of this past February to build a 677 foot tower (Source). Based on that it looks like this project will finally be getting started. I really think you are wrong on SST based on what I have seen and the fact that the website was updated shortly after the FAA granted approval for the tower. As of today the Boston Business Journal also has an article up on this project that unfortunately I cannot read because it is behind a paywall but according to the person who posted the link it sounds like the article is saying this project may be moving forward.

The tower is not contingent on the the USPS moving the only thing contingent on that is the South Station Expansion but that does not have to happen for the South Station Tower to be built.

We'll talk in 2017. South Station Tower was initially approved in 2006. From that point on, it's died, been brought to life, died, been brought to life, and died again. I'm not at all surprised that a new developer is "moving forward" with it. I hope they're successful. But given the fact that it's stagnated for so long, is an air rights development (we've had terrible luck with most of those- see: Columbus Center, Fenway Center, etc.), and involves disrupting New England's second largest transit hub after Logan, I'm not holding my breath.

A Houston developer hopes to break ground early next year on the first phase of the 1.9-million-square-foot South Station air rights project, including a landmark skyscraper rising on Atlantic Avenue. Hines Interests LP has approached the Boston Redevelopment Authority to discuss modifications to the 49-story, 970,000-square-foot office tower, including a smaller office component and the addition of residential space, BRA spokesman Nicholas Martin said.

Hines’ designation as the site developer expires in April 2017, Massachusetts Department of Transportation spokesman Jason Johnson said. The project includes 348,010 square feet of air rights development. The developer has asked for the project to be placed on the agenda of an upcoming meeting of the BRA board of directors as soon as next Thursday, said Kate Norton, a spokeswoman for Hines Interests. The vote would certify a new equity partner on the project, Martin said. Hines had partnered with Tufts University’s real estate subsidiary TUDC on the project, until TUDC’s exit in 2009.

A development plan approved in 2006 calls for additional phases on the 8-acre site including a 200-room hotel and nearly 200,000 square feet of residential space, along with retail shops and a parking garage above an expanded bus terminal.

The Hines project is the latest in a series of huge developments planned near public transit centers in Boston. Boston Properties and Delaware North Cos. broke ground in January on the Hub on Causeway, the first phase of their $1 billion office, residential and retail project at North Station. HYM Investments expects to begin construction this year of a 45-story apartment tower in the initial phase of its $1.5 billion One Congress redevelopment at the Government Center garage property. And Boston Properties last week submitted plans for a 1.3 million-square-foot mixed-use development at Back Bay Station and its neighboring Clarendon Street garage property.
