For the last several years my wife and I have researched retiring to coastal NC. We were looking around Southport and came across SJP. I just found this board, I'll read thru the posts but I have a few questions. Has anyone been there during any major storms and can you tell me the flooding conditions, any areas of SJP better than others? Are there min/max houses sizes based on the lot/area in SJP? I'm sure I'll gain a lot of knowledge by reading thru the posts, thanks for your time.
Some parts of SJP are low lying and are in flood plain. They are primarily in the areas closest to the marina. The northern part of SJP is non flood. I believe the area around Medinah ave is the highest elevations in Brunswick county as is the reserve. Some areas are non flood but due experience pooling in flash storms, i.e. in the Sanderling area.
Has anyone done the "Weekend at St James" sales promotional tours? How hard is the push by the "hosts"? Is it an enjoyable experience and one that is a good vehicle to showcase St James?
4 of my buddys have gone on it and they tell me its a good "orientation" to the community. They all say they really push selling "lots" versus resales. Overall very positive experience though with these 4 couples though.
