Im amazed at how Gville has always been able to attract strong retail, and many exclusive stores. Charleston area has the highest sales and Columbia has multiples of the same things, but Gville has usually gotten exclusive SC stores and gotten them first before they expanded elsewhere.
Cabelas, Dave and Busters, Bad Daddys, Cheddars, REI, Mimis Cafe (when it was there), Yard House, Toby Keiths, Firebirds, F2O, Backyard Burgers, Twin Peaks, etc.
My assumption has been because Gville generally serves the whole Upstate of 1.4M with its central location, plus its central on I-85. Heading back to Charleston soon for college, wish they had some of these places.
That whole place is going to be a nightmare for traffic just within it. It just seems odd having 2 adult drinking establishments within drunk stumbling distance of the main movie theater in town.
One thing I don't get about MP is having Tate Realty and Blue Cross/Shield there. For one thing, how often does a customer visit a real estate office? Not very often, since most of the transactions happen at the house. Closings I suppose to could take place there.
And while a central location for an health insurance company is nice, was MP on Woodruff Rd the easiest place for clients to visit? Just seems weird when those locations could have been used for retail. (I'm sure rent is not cheap there either).
I agree traffic will be bad in there once everything is open. I don't think parking will be an issue as long as you realize there is ample parking to the right of theater.
The layout seems a bit odd, but I think the finished product will work. Keep in mind that the Regal is supposed to get an exterior facelift as well.

Would yall agree, or does Woodfruff just feel that way becasue its so clustered? Its amazing how ghost town Woddruff gets once you gdt pass Roper Mountain Rd.

It doesn't feel like the busiest in the state, but when it starts to get busy, the traffic flow control is very poor. It leads to all sorts of blocked intersections, blocked driveways, risky turns, and even people trying to drive for a long distance down the turning lane.

I agree I don't think the road is the busiest in terms of the number of cars. Its just poorly designed. Too many driveways, lack of double left turns lanes, lack of right turn lanes, no medians, parking lots that don't connect, no left turn arrows at many lights, shared left turn lanes etc. Go through most busy commercial areas in bigger cities and you won't see a lot these issues, but that is what happens when you design your roads as cheaply as possible and don't make developers chip in for road improvements.
About the only good news is that improvements to the stretch between 85 and 385 are suppose to happen with 85/385 interchange project. There will still be bottlenecks on either end but they have got to start somewhere.
