Can't believe I have found this. Ok let me start . 30 years on Long Island thinking life ended outside of NYS. We moved south two years ago. My life style , relaxation , night life and my house greatly improved. We are glad we have made the move. I had to make this account because of all the false stereo types about the south. Things are just as good and we have the same services if not even more for far less in taxes. People move then move back not because things are horrible , but it is easier to go back to a comfort zone.

As was stated in the thread close to NYC + no land to develop= big prices. There are many expensive places in most states that increase in value like LI but, how many cheap developments do the same?

Dose it really matter if it is a cheap development? In a lot of states the cost is very close between new and old. So what do a lot of people do, they buy new. This leaves nice but older homes on the market for a long time. New developments pop up while nice and slightly older homes stay on the market.

We moved 10 years ago down to the Tampa area. The schools are bad, and to the poster that said IB schools are better, they are usually in bad areas, and usually do not do very well, at least in Florida. The taxes are low, around 2000 in property taxes for a decent sized home. The food is not great down here, but I guess I was spoiled. We are now moving down to Cooper City, by Fort Lauderdale. Homes are of decent size, slightly smaller than here though. The schools are good, they get 9s and 10s. You get all of that by a satellite city, and by a major city, under 350k. I still miss NY though, but it is as close as it gets.

Looking to move to Orange County, NY before it gets too expensive there. Owning a home on Long Island is a dream as my family and friends are all here. My feeling is the hudson valley will offer me a Garden City sized house and lot, its less densely populated, and still be within a 2 hour drive to the island.
