The Average is 1200$ , the reason for the higher prices are the supply is behind the demand....you can see this problem in other cities like Boston , San Fran , Toronto , and Seattle but where demand has been met the average is like 800$ like Chicago , Philly , Houston , Prague...

There isn't much land left , its either protected or private....theres alot of toxic land that needs to be cleaned or has been cleaned but not developed mostly in Urban Jersey.

why cant they do a sh1tload of tear downs to free up space for new housing?

well then we'd have an even large problem , just renovate the Urban areas and you'll fix half the issue...

Well your **** out of luck , your either going to have to pay alot and live in the inner/older burbs or living in the decaying exurbs....or move out of this region.

Yes , some of the Exurbs are decaying as of 5 years ago , people either can't afford the long commutes or don't like the long commutes anymore and now that some of the inner have cleaned up or become more attractive people are moving into those...
