Yes there seems to be inequity for people getting offers that are in the 8XXX and you are still waiting, It might have something to do with income but i think it has more to do with different people handling different lottery applicants. best of luck. its a supportive community.

For those who have higher lottery numbers and have gotten apartment, congrats. You share valuable information with us and am glad your families were able to get situated. I am happy for you. You did not cause the lottery to have the above inequity.

There are SO many variables: log number, income match, bedroom choice, the preference given to current New York City residents, specialist caseload... the mind reels. None of us can say why or how we get called up. Our number was in the low 7000's and there were a couple 8xxx's that got called before us (but only by a week or so). We were asked to submit docs on June 29th, submitted on July 6th and were placed on the 2 bedroom list. Got a disqualification alert Aug 8th for not getting docs in on time (quickly handled as an error and were back on the wait list), received the offer Oct 11th (104 days from notification) and accepted for a Nov 11th lease start.

The bright spots are - first and foremost - this group. It's quite the resource and a great relief to be able to commiserate. Also the leasing agent Susan, once she connects with you the anxiety drops and you can finally relax - you are in extremely capable hands. Also (at least for us) our specialist Skylar who was just fantastic. And the ultimate bright spot - a below market rate rent stabilized apartment - the great white whale we're all hunting these waters for.

I just of the phone with Syed and he was as helpful as he has always been.
I got an email back in February 2022 asking me to submit paperwork for a one bedroom, which I did.
My log number is 24XX and 9 months later I have not had any more news besides I am still on the wait list.

Syed said that ST is considering extending this lottery after it ends in February 2023 and if that happens they will still work with the same log number.
But there is also a possibility that a new lottery will be open and that everyone that has not been called for this loterry can reapply and keep both log numbers. This sounds nice on paper, but I just wish I could get my "forever home" in NYC.

Please, send good vibes.
This feels like a very long and lonely process, especially for someone that is by itself in this concrete jungle.

Quick question what if an offer was made and you think you cant afford it is it fine to ask for something lower than the one offered. Like for instance 2600$.

They only will provide one unit offer and I believe it's non-negotiable.

They offer should be around 35% of your gross income or less. If you believe you can not afford the amount offerred, you can double check that it is around 35% of gross income.

I had this conversation with my specialist because I get a yearly bonus. I told her ideally I would like a rent based on my base salary. She said she couldn't promise anything, but in the end, I got an amazing offer. I am paying 30% of my annual gross income without my bonus. It is always good to communicate with your specialist. It is not going to hurt you if you are courteous and kind to them.

If you switch to a one-bedroom you will be waiting a lot longer, since for some reason the one-bedrooms are in short supply.
