I picked an apartment this weekend and am waiting to hear back for final approval (it sounds like it'll be a month or two). My current lease isn't up until November - I'm curious what other people have done in this scenario? Tried to break the lease, or find a subletter? I'm definitely stressing about how to get out of it.

Reach out to your current landlord/management and ask about their early termination policy. I was able to terminate my former lease to move to BC with just 30 days notice and received my whole security deposit back. NYC landlords are pretty used to people making this request and most will have a standard policy.

Obtain a copy of your lease and review it. Your lease and my lease might say very different things about the tenant leaving early.

Landlords have an obligation to try to fill the apartment if the tenant wants to vacate early. Worth reaching out and just asking. They may ask for 30 or 60 days notice. And because they have to try to fill the apartment, they can only penalize you for any lost rent. Many landlords won’t give you a penalty because of this technicality. You can find a lot of information online about the NY regulations.
Do any current tenants know if the the heating/AC is compatible with a Nest thermostat? (Or other smart thermostat.)
I don't know the process for installing a smart thermostat so I can't answer directly but if it's helpful, the units in our apartments are either horizontal (through the window/wall) or vertical (inside the wall) Ice Air Water Source Heat Pumps. The units both have build-in individual thermostats.
