Huge diff between finding homes on the internet and closing on a home found on the internet.

The internet was supposed to eliminate the need for real estate brokers/ agents. It’s actually had the opposite effect.

Not all Real Estate agents and brokers are guilty of what NAR is implementing. We are independent contractors and Socialism Communism does not like independent contractors, precisely because we are INDEPENDENT to make the money we want and that our skills and abilities, knowledge, dedication and constant learning allow us.
A communist government like the one we have in Washington DC and in all the institutions, where the majority are "democrats" will inevitably destroy the way in which we have been exercising and operating the Real Estate profession since 1913 under the canons of ethics and fair competition as mediators.
NAR is no exception among leftist institutions in the US.
Unfortunately, the vast majority of Real Estate agents and brokers are affiliated with the Democratic Party for Socialism and Communism, and they are the ones who are putting the rope around all of us and themselves. It will be too late when they realize that Communism is already crushing them.
I rightly saw all this coming more than ten years ago when I was discussing the subject with my broker and some colleague. They told me that I am a visionary by way of being very incredulous of what I was telling them. Yes indeed, I am a proven visionary.

When I purchased my house years ago, it was just the opposite. Before setting on my current home, I fell in love with a bigger home in a less than desirable neighborhood. My realtor told me "if you buy this house, you are making a big mistake." She said that the number one rule of buying real estate is location, location, location. Why? Resale value. I bought the smaller house in the good neighborhood.

So if you are a realtor in todays market, do you skip this discussion just to be PC? If so, you are potentially doing your client a big disservice. What a slippery slope!

I agree with others on this thread. I hire a realtor to look after MY needs, not to be PC. I'm sorry but being PC is way down on the list of things that I look for in a good realtor. Just the facts!

Find ^ a tad hard to believe. Then again with so many brokers/ agents , anything is possible.

You are the client who has defined the criteria 8/10. Broker/ agent has a fiduciary responsibility to you.

Where it can become challenging is when a client wants a particular district but does not have the budget to afford the type/ size of desired housing in the targeted district. And sometimes the difference can be huge. Is the school district vs budget worth the trade off of say a 900 Sq foot very dated / poorly maintained ranch with 1 bath on a slab or a 3000 Sq ft home that’s loaded. The value of the former is in the land, not the house. It will eventually be a tear down for someone who can afford to do so. Ultimately, it’s the client’s decision.

I once had a client who asked me to look up the last names of all the owners in a particular sub division because she did not want to live around Asians. I declined. Her husband shut her down. She did however, look up the names on her own. They went ahead with the purchase.

Fast forward 12 years, her son married an Asian woman he met in college who came from Wuhan in 2020. His mother’s head exploded. Then they had a baby girl and his mother fell in love.

Capitalism is globalism. Period. Anyone who thinks otherwise is delusional or stupid or both. Capitalists don't care about freedom, and they hate competition. Which is why they always take control of governments for their own benefit.

America is and has always been a corporate plutocracy. These so-called socialists who are taking over everything, the Charles Schwab, the Bill Gates, the Bilderberg, the George Soros, these are all capitalists. They're not socialists, they just want to own and control everything, like every capitalist does.

Any agent who is not a congenital idiot knows how to do it, with skill and grace.

We have bought, lived in and sold 21 houses. Each time I think I've seen everything, another lesson occurs.

We are in a special group in that we sued the agent, the builder and the warranty company and won. The warranty company fixed what the agent and builder hid, and joined our suit.

That agent stayed in business. We listed with a local agent, the sign went up and then we got a call. Our broker had a call asking her to not list our house. We had to sell it ourselves, contract for deed. Texas allowed that, too.

In Texas, what a house sold for is not public information. That info is controlled and owned by the state group affiliated with the NAR, the Texas Association of Realtors. To get a comp one must call a real estate agent.

And yes, they give vast amounts to political campaigns. This year they support Abbott, Patrick and Paxton.

And wokeness will never happen to the real estate business in Texas. Perhaps and agent or 2. But they will not last long.

Perhaps you are unaware of the actual definition of capitalism - the private ownership of the means of production and the fruits of that production. Also known as private property - that which is absolutely owned by an individual. And is part of the endowed rights American governments were instituted to secure. (All constitutions, state and federal, explicitly protect private property rights)

Unfortunately, so-called "capitalists" (bankers, corporations, insurance underwriters, etc) are not "capitalism." They are all privileged entities with no "right" to own, except by government privilege - and subject to tax for that privilege. In fact, they prey upon private property owners.

And as we all should know, the basic tenet of communism is the abolition of private property.

That means that the so-called battle between "Left" & "Right" are between "capitalists" and "communists" and are both opposed to the real owners (true capitalism).

LONG VERSION
“No person shall be held to answer for a capital, or otherwise infamous crime, unless on a presentment or indictment of a Grand Jury, except in cases arising in the land or naval forces, or in the Militia, when in actual service in time of War or public danger; nor shall any person be subject for the same offence to be twice put in jeopardy of life or limb; nor shall be compelled in any criminal case to be a witness against himself, nor be deprived of life, liberty, or property, without due process of law; nor shall private property be taken for public use, without just compensation.”
- - - Fifth Amendment, U.S. Constitution
...
CAPITALISM - An economic system in which the means of production, distribution and exchange are privately owned and operated for private profit.
- - - WEBSTER'S DICTIONARY

PRIVATE PROPERTY - "As protected from being taken for public uses, is such property as belongs absolutely to an individual, and of which he has the exclusive right of disposition. Property of a specific, fixed and tangible nature, capable of being in possession and transmitted to another, such as houses, lands, and chattels."
- - - Black's Law dictionary, sixth ed., p.1217
If you concatenate capitalism with private property, you can see the "inconvenient truth".
❏ CAPITALISM is an economic system in which the means of production, distribution and exchange are absolutely owned by INDIVIDUALS and operated for their individual profit.
If you think about it, capitalism is an endowment (right) to be secured by government. There is no government privilege involved in absolute ownership of the means of production, distribution and exchange, and of the gain derived. Nor can capitalism be subject to an excise tax, since no government privilege is involved. (And all constitutions explicitly protect private property ownership)

This definition does NOT include usury (banking), gambling (underwriting), speculation, extortion, limited liability artificial persons (government privileged), group ownership or other predatory practices usually attributed to "capitalism". Coincidentally, such practices are subject to an excise tax, for they are revenue taxable privileges.
From the Communist manifesto: "In this sense, the theory of the Communists may be summed up in the single sentence: Abolition of private property. We Communists have been reproached with the desire of abolishing the right of personally acquiring property as the fruit of a man’s own labour, which property is alleged to be the groundwork of all personal freedom, activity and independence. "
https://www.marxists.org/archive/mar...ist-manifesto/

IF government can take your property and NOT pay just compensation, it cannot be private property.
And if there is no more private property, welcome to the PEOPLES DEMOCRATIC SOCIALIST REPUBLIC OF AMERICA.
