Some of the fees charged by the management companies are ridiculous. I think they count on them as part of their revenue stream and it gives them an incentive to delay getting a place rented... the more applicants, the more fees collected before it finally rents. You would probably do better looking for an individual owner. I still own a few rentals (none open right now) and I don't always rely on the credit score. I want to meet the tenants, and talk to them for a while and let intuition help
