That new subdivision near the university is supposed to have several hundred homes. Of course, they're still building like crazy in PW but there are some potential issues out there now that could drive the price of new homes MUCH higher. One is water.

The city of Pueblo has plenty of water. Not sure about Pueblo West.

Yes, that is the problem. Pueblo West. An article in the paper said that PW residents can expect water rates to increase drastically to offset the cost of procuring more water rights. People who want to build new homes out there will now have to pony up $40,000 for water/sewer hookups.

Pueblo West has a lake of water.

Villa Bella subdivision is one and there was talk of a lot of commercial and homes in the Wildhorse area, also the soon to be 24th street to Joe Martinez area with the new Cop Station going in some day, but the infrastructure has to be put into place properly to make this work.

Back in 2016, Pueblo West had big water problems I think due to a broken pipeline. The southern delivery system 'bailed it out', per the news.

The real truth is that even if it looks like we have a big body of water right next door, that water is committed to lots of people and any of us, all of us, can be in real trouble if infrastructure fails or in drought, or in the wake of continued development and overpromising of water vs. what can be delivered.

Water is a big problem for everyone in the west, period.

Pueblo proper actually has a lot of senior water rights. Enough for a city of 500,000 people. Pueblo leases water to other cities we have so much. We are fine.

For the moment it is fine. But look at the rivers on the Western Slope going dry. If that were to happen to the Arkansas, senior water rights won't matter much when the river is dry. We hope that doesn't happen here, but we need to wake up and realize that it could.

This is the link to the article I was talking about, from the Pueblo Chieftain, last Wednesday, 9/29. Very interesting.

I saw that. Separate issue then Pueblo proper. The city has more then enough water for future growth.

Spot on. Another thing that some people don't realize is that the Arkansas River gets some of its supply from the Western Slope. Google "Frying Pan-Arkansas Project" for more information.

There are also plans in the works to build a new reservoir east of Pueblo. Pueblo, Colorado Springs and Aurora will get the lion's share of water from that project:
