There's been plenty of Hard Rock in Hartford for a while...When are they opening up their willimantic location?

It would seem that downtown Hartford really doesn't need more hotel rooms right now. It can't even adequately fill those it currently has.

According to a September-2015 Hartford Courant article:

Occupancy in downtown Hartford hotels has shown some improvement this year. Through the first seven months of 2015, occupancy was 59 percent, compared with 56.5 percent for the same period last year, according to STR, which tracks hotel trends.

Those levels are still below the 70 percent that is considered healthy for the Hartford market.


Goodwin's New Owners Plan to Reopen Hartford Hotel - Hartford Courant


The danger in a new hotel is that all Hartford hotels end up suffering as the demand is well below the supply.

Should convert a lot of the Hotels to apartments make a better trade off with some buyers

Ummm all marathons are the same distance - 26.2 miles

It is not 26.2 miles from NB to Hartford

Our free market economy means it is up to the investor to determine if the market is strong enough to support another hotel. It is not up to the city to decide that. Depending on zoning they can regulate where that hotel goes or does not go but not whether it should be built or not. Like I noted before, I wonder if this hotel is counting on being selected as the state's third casino location. I like that idea because it would help bring more people to downtown. Whether those people will leave the casino and use other establishments downtown is another question. Jay

Like all Connecticut's cities and towns, Hartford has a plan for development. It is available on the city's website. When developed they try to anticipate the future but no one knows for certain what that future will bring. This is why these plans are revised every 10 years or so. It is easy to look back and say "why did they do this or why didn't they do that?" but at the time, they can only do the best they can. Jay

I mean guess can say like some town's in New England it is very aged
However, with the highway system/congestion in Hartford seems could have designed it better to be more efficient. With traffic flow city is congested with narrow street's that limit flow of foot/bike travel.

The city itself seems very packed in. Difficulty expanding in such a dense area.

Limited transportation options outside of Fast Track just built. Not many transportation options like train to Waterbury or Springfield or Boston. Also don't believe some type of shuttle system to Bradley.

However, will say the Riverfront has been improving.

Maybe can convert some of the hotel's into luxury apartment's.


Think if Hartford had to be redesigned. There be Trinity on the outskirts with Capital, UCONN, and the Art School more in the center of Hartford with the two theater's in Hartford in vicinity of the school's.

XL Center, XFINITY center, hotels grouped near the Riverfront. With restaurants in that area. A path that circumference the whole city. With better sidewalks/bike lanes in the city.

Capital District area with insurance companies white collar businesses, and a green.

Then a hospital district with the Children's Hospital, Hartford Hospiral, IOL, Parks, a large number of house's.

Then on the outskirts of town be St Francis Hospital. Near bus terminal, train station, more dense area of house's.

If the new Hard Rock is built and opens in a market with already unhealthy hotel occupancy rates, which city hotel do you think will suffer the most and be in danger of closing?

Hartford has approximately 1,500 hotel rooms downtown and the occupancy rate is 59%.



As a pointy of comparison - Providence, with 11 hotels and 2,500 rooms (most all downtown), has a hotel occupancy rate of 70.7%.
