Hi, I was visiting a friend in the neighborhood and I am on a waitlist for one of the ML coops on Lafayette Avenue. I traveled on the G train and exited on the Washington St. exit of the Clinton/Washington Street Station. I felt a bit intimidated by the large and empty subway concourse. This was in the middle of the day. I am curious as to the crime statistics and safety at this station entrance and exit. Does anyone know?

Nothing happens there I lived in the neighborhood since I was 8 I’m now 31 that train station is always quiet honestly if your scared it would be because of the silence and just your nerves lol.

St James Towers has reached log #75 for a one bedroom on June 8, 2022. Is this the July, 2018 lottery or an earlier one? I am not certain but I guess it is the 2018 lottery. That 2018 lottery had a cap of 300 log numbers for one bedroom units.

I was interested in the ML St James Tower. I applied and got a log number under 150. I was part of the 2018 Lottery. I am in the process of deciding whether to move from a RS unit into a 1 bedroom at St James. The apartment at St. James is very, very small. I was really surprised at the limited space. Not all units have terraces which is a disappointment. I am interested to know if anyone has actually made the move to St. James Towers and what is your opinion. Thanks to all who reply.

I don’t live at St James. I have never been inside it.
1. Typically under the rules you are allowed to “pass” or “hold” your application for up to one year. However, you might be limited to doing this just once. You might consider doing this with the hope that the next unit offered you is better than this present one.
2. Move in now, upgrade later. Typically, a Mitchell-Lama has an Internal Wait List for existing residents. Existing residents might want a smaller or larger unit, or a higher floor or whatever. So, you might move in now and wait to see if as a resident you can get a better unit. Of course, the wait might be long or short.
3. You can do a Google image search a floor plan of St James. And also search at the url below, an archive of Real Estate brochures. https://dlc.library.columbia.edu/nyre
4. You have said the unit is small, a disadvantage. What are the advantages compared to you present circumstances? Can you make a financial comparison and project it forward a few years? Is St James cheaper? If so, how much a year? Is St James likely to save you money over the course of time. Would it cost you many thousands less over five years.

I'm so surprised to hear that the St. James unit is small. I live in Pratt Tower just a few doors away and it looks like the building structures are identical, but it's possible that they're not because some floors include 3-bedroom apartments and some don't. I actually chose a 1 bedroom w/o a terrace because the terraces are recessed, and really seemed to cut back on the light and view (which is beautiful). I'm in the process of installing new flooring throughout and after measuring the area, the installer told me to order 700 sq. feet of flooring (that's without counting the four large closets and bathroom).
You can always move into another apartment once you're in a unit. I've seen five different 1-bedroom layouts and they really vary. I looked at one unit that could easily be made into a 2-bedroom, but I honestly still prefer my layout.
