Koons Ford showroom sat empty for a decade on one of Prince George County’s busiest corridors. On Tuesday, workers began demolishing it to make way for a hotel and retail development that officials say supports their new vision for the once auto-centric character of Route 1.

Another hotel is the latest project in the plans to revitalize College Park - The Washington Post

Not really true. Koon's left the space for Silver Spring about 2009, but still owned the land. Koon's spent about a year figuring out how to redevelop the property, looking at various uses. They then discovered that the County considered the property to be in the Paint Branch flood plain and spent a year satisfying the County as to how the construction would address this issue. The DSP process with the County took about a year to complete for the hotel and CVS. Koon's then spent about a year addressing State Highway Administration issues and getting building permits. Then for the past 6-9 months the project stalled because of financing issues, until Hillman purchased the project.

So about six years have passed, but at no time was the property forgoten.

It can be pretty rough over there due to Paint Branch stream, I am told. Good that they got it underway. Its a really important corner, close to Campus Drive and all

A recall of a few less well-known projects along Rt. 1. that are in the pipeline.

1. Studio 3807 by Landex that will replace the old plumber's building in Brentwood on Rt. 1.



Landex chosen for Prince George?s County Gateway Arts District addition - Washington Business Journal

Grimm + Parker Architects: Projects

2. Pizza Paradiso. This will be part of the Artowrks building in Hyattsville which will be housed along with Pizza Paradiso in the renovated Marche florist building. Official groundbreaking was this past Saturday. The highly regarded pizzeria can also be found in Georgetown and Dupont Circle among other locations in DC.

Because I've been to Rays the Steaks in East River. It was basically one open room with tables. The atmosphere was very cheap and basic. For a popular chef, it was pedestrian. Kapnos won't even be in the same type building. Have you seen the decor of Kapnos?

The point of RTSER just like Yes, was to get healthy food to low income people. Expensive decor was not part of the equation.
I never visited East River but have been to the Va locations, and to Silver Spring when Landrum owned it. They're well run restaurants, even if Landrum is a mercurial personality. And just like Yes he is successful in other locations.
