I'm glad they managed to open that before someone tore it down for more apartments.

There are already apartments on the upper floors of the building the theater is in.

Sort of. The theater auditorium is behind those apartments. Surprisingly well hidden from the street!

It's crazy how much construction and change the city has had since 2012 when this thread first started, including a drop in crime. Will be interesting to see how the momemtum keeps up

I'm not very familiar with New Haven. I've probably only been down there like 3 times, ever. What are some of the projects going on right now? Besides the New Haven Coliseum redevelopment.

What do people think about the new Yale residential colleges project? It's a huge project (around $400 million) but how big of an impact do you think it'll have? It will bring in about 800 more Yale students.

I don't see those 800 students as having a big impact long term since they'll be living and eating on campus and students don't have that much money to spend anyway. How much does a large project like that help the city in the short term?

Also, does anybody know why it's so expensive? Do you think it's worth it for Yale?

There are so many residential projects going on in New Haven right now, it would be hard to list them all. Smarcus does a good job summarizing them in the post below. Probably the biggest project would be the 10 story medical research building at 100 College Street that was built over what was a portion of the Route 34 expressway as part of the city's Downtown Crossing redevelopment project. This building will be the home of Alexion. Impressive building that is virtually fully leased. Should be completed this year. This will set the stage for future development along other parts of the abandoned expressway which is seeing a lot of interest. Jay

Orange at George St); Marriott Residence Inn new hotel planned (Howe and Elm St); three separate Wooster Square apartment complexes 500+ units at Union St/Chapel and Chapel and Olive St at Comcast building and across street; Continuum of Care HQ new construction at MLK/S Frontage Rd; Church St apartments on top of Gotham Citi cafe building (at Crown St); two new senior housing 19 floor towers at Bella Vista complex (by Foxon Rd);
two new Yale college dorm complexes for 1000 additional students (beyond Grove St Cemetery); new retail/Yale Graduate apartment building (Broadway lot next to Tyco).

Those 800 students will likely be out buying things in the city and eating out and going to bars and restaurants. That should have a very positive impact on the city.

As for why the buildings are so expensive, Yale has a long history of building impressive icon buildings and these should be included. The reason they spend so much is that they can afford it and actually must do this to keep up with other top universities in the country. Jay

It's interesting to look at New Haven on the Bing Bird's Eye maps: Bing Maps - Driving Directions, Traffic and Road Conditions

Their photos are a few years old, and you can really see how much change there is. No 360 State, no Gateway Community College, Coliseum site is still dirt, the high school at College and Crown is under construction.

It also shows you how much stuff Yale ripped down to get the land for the new college. There were some decent sized buildings in front of the Whale.

You don't spend much time in New Haven during the day huh?

Those kids spend money all over. Restaurants, food carts, coffee shops especially. Keeps that stuff in business.

You have to remember many are from very affluent backgrounds and spend their parents' money. These are not all broke college students.

It's expensive because it's being done in an old world style with a lot of architectural detail and expensive materials.
