Yeah, given Greensboro's "high-rise" proposal/development track record, I wouldn't hold my breath. Even announcing the project one and a half years before Phase 1 seems odd.

Also, “the completion of the parking deck has to be nearly completed before he could start construction.” The mental health building has a 2 year lease before it can be demolished.

In today’s N & R article about the Carroll South project, Roy Carroll said “that Project Slugger is almost fully leased and that leaves him clear to begin searching for tenants of his own.” “You’ve got to have people that appreciate being involved in a project like this,” he said. “I believe that having not just an office tower standing alone but as part of a mixed use project that there’ll be office users out there that’ll see that value and be willing to pay what we need to make that office project move forward.” I hope that he can find enough office tenants to build this tower. It looks like he will have several years to find tenants. Good luck!

Projects like this create buzz and excitement. I think it will get easier to attract office tenants. Carroll said Greensboro is almost at that tipping point. If he finds a big tenant, we might even see the number of stories increase a little. The article said a "minimum" of 20 stories.
Carroll said before construction starts on the office tower he'll have to lease about 60% of the tower first. What makes this office building different from others is that it will be a part of a mixed-use development making it attractive for companies looking for office space particularly having an on site conference center and hotel which tenants in the tower would utilize. With Project Slugger going back to 9- stories it looks promising.
