I agree.

Taking "tips" from other cities who have successfully redeveloped in certain areas in the hopes of improving your city is commendable, but doing so in the spirit of "keeping up with the Joneses" or trying to "one up" the other city that is unwisely considered to be competition is not commendable.

Well usually it involves both aspects. Leaders want to improve their cities so that they remain competitive with or even outcompete peer cities, and when it comes to certain things like retaining college graduates or capturing a larger share of general visitor spending, peer cities in the same state are really and truly competitors. I'd say what's not commendable is a city remaining in reactive mode and not finding ways to capitalize on its own strengths and advantages.

Yes and Durham will probably up one on Greensboro and build a 9 story Carvana as oppose to an 8 story Carvana.

Only if cities were as worried about the status a Carvana brings them as some members on this board are...

It's a few miles from downtown, but I didn't want to make a whole new thread about it.... but anyone know about the progress of the Proximity Mills project?

I'm not entirely sure since I never go by there, but their website says apartments will be available in spring of 2020, and the latest sat images of the complex show a lot of work going on, too.
